Construction and Facilities Maintenance Manager

Our Construction and Facilities Maintenance Manager is responsible for overseeing new constructions and renovations and coordinating activities of workers and service companies engaged in repair, maintenance of our restaurants. Job duties include management of interior and exterior finish work, drywall installation, painting, paneling, ceiling and floor tile, plumbing repairs, heating and air conditioning system repairs. Critical thinking, adaptability, teamwork, stress tolerance and conflict management are key competencies.

Responsibilities
· Oversee and coordinate the construction, inspection and scheduling of the entire project for all new Dunkin Donuts shops on Delmarva.
· Act a as a Service Manager who directs and coordinates activities of workers and service companies engaged in repair, maintenance, and installation of equipment; and in maintenance of buildings and grounds.
· Oversee and coordinate the renovation of all Dunkin Donuts stores owned by the organization
· Schedules repairs, maintenance, and installation of equipment, coordinates with store operations to ensure projects do not interrupt store operations, are on schedule and meet budget.
· Reviews job orders to determine work priorities.
· Coordinates scope of work using dispatch function.
· Coordinates activities of vendors and internal department personnel fabricating equipment and repair to improve or replace existing building facilities or equipment.
· Directs maintenance activities to provide continuously satisfactory employee and customer environment.
· Develops, inspects and reviews preventive maintenance program in conjunction with maintenance staff. Significant activity in the field is an essential position requirement.
· Tracks inventory through equipment transfer forms and maintains equipment data base.
· Travel to and from Job sites and Visits company stores to ensure repairs are conducted and document Scope of work
· Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities.
· Inspects operating equipment, construction jobs, and installations for conformance with operational standards, and to ensure that replacement and repairs are warranted by outside contractors.
· Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.
· Reviews remodel and construction modifications and discusses equipment needs and modifications with outside contractors in conjunction with Construction Project Manager.
· Approves, rejects, and modifies invoices. Monitors all expenditures as required.
· Meet with planning offices, architects and engineers to coordinate projects and site work
· Prepare construction cost estimates
· Solicit bids and execute AIA contracts to awarded trades
· Track budget costs and change orders throughout the projects
· Schedule and supervise daily trade partner activities in accordance job schedules and business partner signed scopes of work
· Inspect and ensure that work is in compliance with governmental requirements/building codes and is completed per the approved architectural plans
· Plan and schedule all construction activities on from pre-construction activity to QA completion
· Conduct pre-construction meetings
· Oversee the construction, inspection and scheduling of the entire project
· Accountable to manage and minimize change orders
· Provide trade partner feedback to the immediate supervisor concerning the trade partner’s overall performance
· Maintain records of all change orders, purchase orders and inspections
· Complete all trade partner payments requests upon satisfactory completion of work and validate all material deliveries for quantity and condition
· Ensure timeliness when processing trade partner invoices
· Ensure job site cleanliness, safety as required by state & federal guidelines
· Manage field expenses within budget while ensuring regulatory compliance and community appearance
· Attend construction meetings and training classes as scheduled
· Preparation of written correspondence with outside agencies, client, attorney, contractor, etc. Also includes preparation of technical reports including drainage, sanitary sewer and site investigation reports
· Confers with management, engineering, and internal/external personnel to resolve maintenance problems and recommend measures to improve operations and conditions of equipment and facilities.
· Assists in preparation of department budget and monitors expenditure of funds in budget.
· Primarily responsible for creating a safe employee and customer working and shopping environment.
· Other job related duties as assigned
Qualifications
· Some college education preferred
· Electrical & plumbing, mechanical, HVAC, construction knowledge
· Minimum 3-5 year experience in maintenance/construction management required
· Relevant management experience desired
· Must possess organization skills by keeping daily schedules current; maintaining a timely and accurate flow of paperwork
· Possess good time management skills. For example: be able to handle a wide variety of tasks and demands in a timely manner
· Must possess good interpersonal skills
· Able to manage multiple projects at one time
· Computer literacy and proficient in MS Office products (Word and Excel)
· Valid Driver’s License with good driving record
· Knowledge of practices and procedures of construction and building codes
· Ability to read and interpret blue prints

· $90,000.00 - $105,000.00 plus substantial annual performance bonus
