Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     JOB SUMMARY

    Provides administrative functions, systematic solutions, planning, and project management for the Casino maintenance and landscaping teams. Also, provides these services for the Tribal Government as needed and works to coordinate efforts and resources between both entities.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    The scope of facilities currently includes the casino, events center, convenience store, hotel, and Tribal Government offices and associated housing).

    • Provides guest service directly to internal and external guests and also indirectly by offering quality project results. Also promotes a culture of service within the team.
    • Evaluates short and long-term capital improvement plans to determine the most cost-effective option(s).
    • Assumes overall managerial responsibility for the department.
    • Responsible for planning and organization of facility and equipment.
    • Responsible for overseeing and managing facility upgrades, changes, and renovations.
    • Maintains and develops positive working relationships with vendors and others.
    • Establishes and maintains department policies and procedures.
    • Responsible for hiring, scheduling, training, corrective action, recognition, termination, and all other aspects of managerial duties within the department.
    • Responsible for the safety of guests and staff.
    • Responsible for development, compliance, and accountability for department budget.
    • Attends and participates in department and company manager meetings.
    • Provides ongoing recognition and motivation for staff.
    • Is friendly, courteous, and helpful to customers and staff.
    • Ensures compliance with organizational OSHA requirements, including but not limited to all State, Federal, and Gaming regulations.
    • Develops and maintains ongoing departmental training needs.
    • Orders and receives supplies and equipment.
    • Assists maintenance workers with duties as necessary.
    • Other duties as assigned by management, including any supervisor, manager, or executive.

    • To provide a safe work environment for Team Members, through compliance with established safety guidelines, identifying potential safety hazards, and reporting same to the appropriate person for proper resolution.

    SUPERVISORY RESPONSIBILITIES

    This position typically supervises a staff of approximately 25 Team Members. Directly supervises Maintenance Supervisors and team, Landscaping Supervisors and team, Tribal Government staff as needed, and contractors as needed. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, and training Team Members; planning, assigning, and directing work; appraising performance; rewarding and disciplining Team Members; addressing complaints and resolving problems.

    QUALIFICATIONS

    Must have a minimum of three to six years management experience. Ability to manage and motivate Team Members. Minimum of one year each of experience in all aspects of building maintenance, plumbing, electrical, carpentry, and administrative abilities. Must be able to read and interpret blue prints. Must have prior knowledge and experience in project planning and administration.

    Must be efficient with computerized management system, HVAC control system and at reading blueprints and schematics. Must be able to plan, budget, and complete repair and remodel projects. Must be familiar with government regulations and safety procedures used in the building maintenance and construction industry.

    EDUCATION and/or EXPERIENCE

    High school diploma is required. Bachelors Degree in facilities or construction management is preferred.

    LANGUAGE SKILLS

    Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

    MATHEMATICAL SKILLS

    Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

    REASONING ABILITY

    Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

    CERTIFICATES, LICENSES, REGISTRATIONS

    Refrigeration Certificate, Appliance Technician, and/or Contractors License.

    While employed, must maintain a valid and active Blue Lake Tribal Gaming Commission License.

    While employed, must maintain a valid California State Drivers License.

    Must complete TIPS (Training for Intervention Procedures) training for serving alcohol responsibly within three months of being employed and maintain a valid certificate while employed thereafter.
