Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions.     THE ROLE

    The Union for Reform Judaism’s (URJ) Camp Kalsman seeks a hands-on, full-time, year-round, on-site Facilities Manager to maintain cleanliness of campgrounds and buildings in support of the URJ’s mission to create communities of belonging that build confidence and character of young people, so they are inspired as leaders to make the world a better place and pursue lifelong engagement in Jewish life. The Facilities Manager is responsible for year-round oversight of the entire site, supervision and management of seasonal maintenance and facility staff as well as outside vendors, and hands-on maintenance of the facility. Responsibilities include but are not limited to maintenance and repair of the camp’s building, grounds, equipment, and other facilities as aligned with the mission and established policies and procedures of the URJ. Onsite housing is available starting Fall 2023.

    WHAT YOU WILL DO

    The Facilities Manager reports to the Camp Director and is responsible for the following:

    LEADERSHIP

    • Develop long and short-term strategic plans for facility improvements while keeping in mind the operational and financial sustainability of business.

    • Implement “best practices” to maximize efficiencies and minimize the facility’s operational impact on the environment.

    • Oversee and manage budget for related areas of responsibility, providing ongoing monitoring of bids, purchases and inventory control.

    • Work in a safe manner and know when and how to ask for help. Adhere to policies and operating procedures set forth by the URJ and Camp leadership.

    • Act as an ambassador for the Camp. Develop mutually respectful relationships with the camp leadership, coworkers, vendors, the local community, and the camp community. Interface with and maintain favorable professional relationships with outside contractors, and vendors.

    • Supervise and support seasonal and contract maintenance staff. Provide on-going training, education, and supervision to staff. Ensure staff follows safety guidelines relative to the individual tasks they are assigned. At all times, safety is emphasized over the task.

    • Provide immediate response for physical plant emergencies. Coordinate with appropriate staff.

    SITE MANAGEMENT

    • Plan, coordinate, supervise, implement, and evaluate all aspects of camp’s facility management program in consultation with Camp Director.

    • Identify, manage, and conduct timely repairs to the facility that meet or exceed all code requirements.

    • Ensure the success of facility projects and capital projects in partnership with the camp director, in-house staff and outside contractors and vendors.

    • Ensure compliance with local, state, and federal codes related to all aspects of facility operations, including but not limited to safety/OSHA, building codes, and accessibility, as well with American Camp Association standards.

    • Prepare an annual facility evaluation and summary, making recommendations for the next year

    • Prepare and annually update inventory of all structures, infrastructure, grounds, and equipment.

    • Prepare camp for group use during the summer and year-round events. Setup camp according to group setup sheets. Secure camp after a group leaves. Turn off/cutoff power to camper cabins and buildings. Lock down facility. Periodically check in with year-round event manager during group rental visits. Respond to group needs regarding physical set-up and repairs.

    MAINTAIN GROUNDS & FACILITIES

    • Assists with preventative maintenance and repair of the camp’s buildings, grounds, equipment, and other facilities consistent with the mission and established policies and procedures of the camp. Be aware and make necessary changes to hazards found on campgrounds.

    • Follow schedule for checking physical plant and equipment for safety, cleanliness, and good repair. Perform mechanical maintenance and repairs (not requiring permits) to physical plant and equipment, including but not limited to plumbing, electrical carpentry, masonry, heating, painting, plastering, electronics, kitchens, toilets, and air conditioning equipment.

    • Maintain safe and clean workshop environment, and compliance with camp policies in the handling of all tools and vehicles. Inspect and report damage or malfunctioning of components of physical plant, make necessary adjustments or repairs. In collaboration with supervisor, coordinate major repairs with outside contractors.

    • Maintain grounds and landscaping, including mowing, plant pruning, weed-whacking, leaf removal, and debris removal, to ensure a desirable appearance. Shovel snow. Operate necessary ground-care equipment such as mower, tractor, chainsaws, etc., in a safe and efficient manner.

    • Ensure all tools and supplies are cleaned up and put back into the maintenance shop after use. Monitor inventory of building supplies, tools, and equipment.

    • Store equipment for safety.

    HOUSEKEEPING

    • Perform general janitorial, housekeeping, and maintenance duties as assigned by supervisor.

    • Sweep, scrub, wax floors; wash windows and screens; put up and take down screens and storm windows, and repair same.

    • Repair toilets, lights, doors, windows, and maintain vehicles.

    • Dispose of trash and waste. Manage recycling and disposal needs.

    WHO YOU ARE & KEYS TO SUCCESS (THE MUST-HAVES):

    To be successful in this job, you excel in the following areas:

    • Maintenance. Ability to perform general maintenance duties – general carpentry, minor plumbing, minor electrical work, understanding of HVAC systems, grounds keeping, and other general maintenance duties. Proficiency in the safe and proper use of power equipment’s and tools, heavy and light machinery, and building materials. Previous camp maintenance, facility/property management, or physical plant experience is desired.

    • Safety. Ability to understand and implement safety regulations and procedures. Ability to visually and auditorily identify safety hazards. Ability to safely and properly use power tools and equipment. Physical ability to respond appropriately to situations requiring first aid. Willingness to assist campers and staff in an emergency (fire, evacuation, illness, or injury).

    • Licenses. Valid Driver’s License.

    • Communication & Collaboration. Ability to work on a team, relate and work well with others. Ability to accept guidance, direction, and supervision. Able to ask for help when needed.

    • Proactive & Organized. Self-starter. Able to manage multiple tasks or projects.

    • REDI Experience (Racial Equity, Diversity, & Inclusion). Commitment to prioritizing and executing on Racial Equity, Diversity, & Inclusion (i.e., ableism, LGBTQ Inclusion, antiracism, etc.) priorities.

    ADDITIONAL REQUIREMENTS

    • Physical Demands: Lifting and carrying up to 75 lbs. Stamina and willingness to work long hours, in inclement weather and for stretches of days.

    • Ability to work irregular hours including weekends.
