Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.   • Position Summary
    The Facilities Project Manager maintains and oversees an organization’s grounds, buildings and equipment include negotiating contracts with service providers, inspecting facilities to meet safety regulations and coordinating renovations and updates. This person would be responsible for overseeing a facility support contract totaling $6M over 5 years. The facility is at the National Law Enforcement Communication Center in Orlando, FL. The embedded facility team consists of three full time employees responsible for the day to day activity with a supplemental tri-hat assisting with any resultant repair type construction projects.
    Responsibilities include the following. Other duties may be assigned.
    • Delegating cleaning and maintenance tasks.
    • Monitoring the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots and outdoor recreation spaces.
    • Performing routine maintenance on facilities and making repairs as needed.
    • Scheduling routine inspections and emergency repairs with outside vendors.
    • Ensuring proper security measures for the workplace, including collaborating with security system vendors or a team of security professionals.
    • Maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders.
    • Creating reports on maintenance, repairs, safety and other occurrences for supervisors and other relevant staff.
    • Preparing facilities for changing weather conditions.
    • Collaborating with building owners and upper management on budgeting for facility’s needs.
    Qualifications
    • Advanced mechanical skills and knowledge of plumbing, HVAC and other building systems.
    • Proficiency with repair tools and techniques.
    • Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors and team members.
    • Great time management, organization and prioritization abilities.
    • Keen attention to detail and efficient problem-solving skills.
    • Ability to lift heavy equipment and comfortable standing or walking for long periods of time.

    Education and/or Experience
    Associate's degree (A.A.) or Bachelor’s degree (B.A.) in Facilities Management or an Engineering field OR High School/GED with ten years of on-the-job experience or completed facilities management coursework in a technical or trade school, and practical training in leadership, project management, communication, sustainability, and operations management.

    The job is performed in an office setting with exposure to computer screens and requires extensive use of a computer, keyboard, mouse, and multi-line telephone system. The work described herein is primarily in a modern office setting. Occasional travel may be required.
    Additional Qualifying Factors
    As a condition of employment, you will be required to pass a pre-employment drug screening (post accepted offer) and have acceptable background check results. If applicable to the contract, you must also obtain the appropriate clearance levels required and be able to obtain access to military installations.
