Roles and Responsibilities
Job Summary/Overview:
As a HVAC Maintenance Planner on our team, you will be responsible for the planning of work associated with maintenance of equipment to improve efficient, safe, and reliable operation. Utilize computerized maintenance management system software to effectively manage all backlogged corrective and preventative maintenance on assigned equipment. Identify all necessary tools and materials needed to facilitate maintenance. Coordinate scaffold erection / dismantling; participate in safety walks on high-risk tasks as required. Interface with the HVAC Maintenance, Operations, and Engineering teams to generate job packages for work execution.
This role requires compliance with all health, safety and environmental management system guidelines.
Specific Job Duties:
• Utilize CMMS/database management systems to track troubleshooting, corrective repairs, and equipment requirements.
• Review work order backlog to identify work to be planned by priority, equipment downtime, and business needs (weekly at minimum).
• Perform field walk, fill out field scoping checklist, determine and address job needs, and develop job plan document.
• Identify parts needed for repairs and forward information to Parts Coordinator for order placement (maintain two-way communication to obtain ETA and for notification when parts arrive).
• Identify scaffold needs and coordinate build and demo
• Identify repairs requiring Grade A / B walks and communicate needs
• Identify LOTO needs and work with Operations / Engineering to develop plan.
• Identify contractor needs before scheduling of job.
• Identify coordination / support required from other groups
• Identify special tools needs for repairs and reservations at warehouse
• Read and understand schematics and drawings for HVAC/EXH equipment and general instrumentation
• Identify required PPE and document on job plan for repair.
• Review forecast for parts needs and work with Parts Conductor to make sure that parts are on-hand and available at time that PM is to be performed.
• Develop electronic equipment files for all planned jobs for future reference.
• Be accountable for outcomes, actions and take ownership of all results and actions.
• Update all work orders in CMMS in the Planning stage and provide updates of all work orders in the system backlog.
• Regular attendance and timeliness is required per departmental guidelines
• Understand requirements of part specifications and reserve out of warehouse for “job kitting”
• Understand root cause analysis to prepare future work orders and maintenance.
Shift: 1st Shift, Monday-Friday 8am-5pm
Education, Training, Certification(s), and Minimum years of experience required
• Familiarity with equipment such as Water pumps, Chemical pumps, Exhaust Fans, Air handler units, DX units, Cooling Towers, VOC abatement units, Chillers, and Boilers
• Familiarity with instrumentation such as pH probes, conductivity probes, and temp/humidity probes, Level transmitters, receivers, repeaters, feedback dampers, gauges, Calibration kits
• Calculating projected maintenance dates, workload, percentages, and related data.
• Establishing and maintaining effective working relationships with other department staff, management, vendors.
• Ability to multitask and manage multiple projects at once
• Communicating technical information.
• Understanding of mechanical and engineering concepts, interpreting and applying rules, regulations, agency policies and procedures.
• Understanding maintenance craft skills, and tools and equipment in the areas of responsibility.
• Excel, PowerPoint, Visio, CMMS, Problem-solving Skills.
• Presentation and project management skills
• 5 years of experience in a Maintenance department
• 5 years of experience driving project planning
• Planning & Scheduling certification is a plus
• Semiconductor experience is a plus
