Facilities Planner plans building or refurbishment projects focused on effectively utilizing spaces and resources to support the organization's physical facility and space needs. Conducts evaluations of current facilities to assess short-term and long-term space needs and produce feasibility studies. Being a Facilities Planner prepares and reviews designs, layout plans, specifications, and standards that comply with building regulations, industry best practices, and organizational requirements. Estimates costs for labor, materials, and services. Additionally, Facilities Planner generates, monitors, and updates project plans and timelines with task details, deliverables, and status updates. Coordinates construction and installation processes and expedites delivery of materials required by projects. May require a bachelor's degree or equivalent. Typically reports to a manager. The Facilities Planner occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function.     Job Title: Maintenance Technician

    Job Summary: Utilize multiple trade skills such as carpentry, plumbing, electrical, painting, and roofing, and other skills as needed to perform preventative and corrective maintenance. Perform light landscaping and cleaning/trash pickup duties. Perform building and ground regulatory inspections and identify corrective work. Conducts primary “face to face” relationship between EFS and Client(s). Additionally assigns and or performs preventive maintenance and corrective repairs on buildings, equipment and grounds based on inspections. Make recommendations to customer on building and grounds needs. Acts as the owner’s representative and liaison striving for excellent overall property and environment conditions for occupants. Maintains commercial property by self-performing the duties below.

    Essential Duties and Responsibilities:

    • Complete maintenance work orders, PM’s, inspections, projects and property cleanliness at a site based retail location. Provide status updates to supervisor and customer in a timely manner
    • Help maintain and promote a formal program of safety.
    • Manage workload and assist in vendor communication, scheduling work orders, projects and events with the customer
    • Ensures associates are serving both internal and external customer's needs.
    • Assist in paperwork such as PM inspections, safety checklists, customer driven inspections and provide direct management/leadership to 2-3 associates.
    • Properly documents work order execution as required by the applicable SOP’s and escalates pressing issues in a timely manner

    Qualifications:

    • Bachelor’s Degree (BA) or equivalent from an accredited college or 10 plus years related experience and training; or equivalent combination of education and experience
    • Minimum 3 years of experience in a retail environment or the equivalent maintenance experience.
    • Must possess a valid driver’s license
    • English - Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

    • Microsoft applications:
      • Emphasis on use of Excel. Experience with formulas, graphs, and data manipulation. Should be able to move fluently through spread sheets.
      • Word, should be able to create and/or modify existing Word document
      • Power Point, should be able to create and/or modify existing PP document
    • Lotus Notes or other general use email programs
    • Use of Internet and various search engines
    • Must have prior experience in the use of a CMMS program
    • Ability to read technical drawings
    • Working knowledge of HVAC, Plumbing, Electrical and Mech. systems
    • Must be able to make presentations to a group of people with the ability to speak clearly
    • Hiring and Termination of Subordinates
    • Discipline of Subordinates
    • Ability to manage a potentially large team of skilled technicians

    Physical Demands

    While performing the duties of this Job, the employee is regularly required to stand, walk and sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk, hear, taste and smell. The employee must be able to lift and /or move up to 50 pounds. Do equipment inventory at roof level. Specific vision abilities required by this job include close vision, distance vision, color vision and ability to adjust focus, determine full range of colors in work areas, drawings and mapping. Ability to move about commercial properties and construction sites, through tight passageways and corridors. On feet throughout start-up process

    Work Environment

    While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts and may work in high precarious places; the employee is occasionally exposed to fumes or airborne particles; toxic or caustic chemicals; outdoor weather conditions; extreme cold, extreme heat, risk of electrical shock and vibration. The employee will work in an environment where the following safety equipment’s are needed; steel toecap shoes, hearing protection, hardhat eye protection and hair protection. Abide by all safety guidelines including OSHA regulations, lock-out/tag-out, etc. Work schedule can be affected by production, downtime and many other variables. Candidates should be extremely flexible with non-customary schedules and weekend work. The noise level in the work environment is usually moderate.
