FACILITIES SUPERVISOR supervises and coordinates the day-to-day maintenance and support of buildings, grounds, and facilities systems. Oversees staff installing, inspecting, repairing, and maintaining building systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management. Being a FACILITIES SUPERVISOR tracks work orders and ensures work follows established service and quality standards for completion. Schedules and supervises preventative maintenance, painting, or carpentry projects. Additionally, FACILITIES SUPERVISOR maintains a safe and effective working environment that complies with regulations and laws. May coordinate work to be completed by contractors and skilled trades. Typically requires an associate degree. Typically reports to a manager. SUMMARY
The Facilities Maintenance Supervisor is responsible for the overall safety, environmental, quality, productivity and cost management of the maintenance effort for site facilities and applicable contract services. Key areas of responsibility include acting as the Maintenance Contract Administrator ensuring that Contracted Services are performed safely, timely and within budget for maintenance funded work. The Facilities Maintenance Supervisor will also provide needed maintenance services for site facilities outside of designated operational units.
DUTIES AND RESPONSIBILITIES
May include, but are not limited to, the following:
H&S/PSM/Env Compliance responsibilities.
Support and drive accident prevention and environmental excellence.
Ensure all Westlake facilities maintenance and maintenance contractor services activities are conducted in a safe and environmentally sound manner while adhering to all company policies, procedures and regulatory requirements.
Provide leadership and oversite of facilities maintenance contract services, purchasing contracts, vehicle management and rental equipment.
Provide oversite and ensure compliance of all contractor activities for maintenance funded work across the units, plant and site working with other Superintendents and Westlake Field Coordinators.
Act as liaison between contractor, operations, capital projects and maintenance groups to address any issues or concerns.
Drive improved productivity, quality of work, cost control and transparency.
Actively participate in monthly material and labor cost forecasting.
Work with Cost Analyst to drive standardization of cost tracking across the site.
Actively participate in annual budgeting process, forecasting, and cost reporting functions.
Ensure adherence to the established work management process and turnaround process.
Support Maintenance & Reliability Management with cost analysis & improvement plans.
Support the Turnaround department in preparations for turnarounds and outage related to activities that would impact the site facilities.
Develop and maintain Facilities five (5) year maintenance and capital improvement plans.
Implementation of contracting strategy cost control measures.
Ensure adherence to maintenance standards and procedures.
Ensure adherence to PSM requirements related to site facilities.
Develop and revise procedures to ensure site compliance.

EDUCATION, EXPERIENCE AND QUALIFICATIONS
Successful candidates must satisfy background screening, including motor vehicle record screening, drug testing & pre-employment physical requirements before starting work.
A current, valid Transportation Worker Identification Credential (TWIC) card is required.
Bachelor’s degree strongly preferred.
A minimum 10 years of direct Maintenance and Contracting experience in an industrial chemical plant environment.
Strong knowledge of maintenance, planning and scheduling requirements and KPI management.
Strong analytical ability combined with strong focus on quality and detail.
Previous experience in cost control and/or budget and control.
Very proficient and experienced with MS Office, SAP preferred or similar CMMS program.
Ability to communicate effectively with Production, Maintenance, Turnaround and Engineering department peers, managers, supervisors, crafts persons and contract personnel.
Exhibit individual initiative and constantly seek continuous improvement.

The employee is occasionally required to stoop, kneel, or crouch. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
WORK ENVIRONMENT
The noise level in the work environment is usually moderate as normally based in an office. Some of the work may be required in the operating units which can require usage of required PPE including safety glasses, hearing protection, etc. May also result in exposure to outside elements and may require usage of stairs and elevators. Travel including air travel or auto travel may occasionally be required.
