FACILITIES SUPERVISOR supervises and coordinates the day-to-day maintenance and support of buildings, grounds, and facilities systems. Oversees staff installing, inspecting, repairing, and maintaining building systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management. Being a FACILITIES SUPERVISOR tracks work orders and ensures work follows established service and quality standards for completion. Schedules and supervises preventative maintenance, painting, or carpentry projects. Additionally, FACILITIES SUPERVISOR maintains a safe and effective working environment that complies with regulations and laws. May coordinate work to be completed by contractors and skilled trades. POSITION SUMMARY: The Project Supervisor is responsible for providing supervision and technical expertise, planning, organizing, and managing resources to bring about the successful completion of specific project goals and objectives for both residential and commercial construction projects. In that role, the Project Supervisor manages the design and implementation of complex construction projects both small and large projects on tribal properties. This position exercises responsibilities for the compliance of applicable laws, codes, ordinances, policies and procedures related to all non-gaming properties by performing the following duties:

1. Painting and performing structural repairs to concrete, masonry, woodwork and furnishings of buildings.
2. Providing maintenance and repair of residential and commercial electrical, mechanical, and plumbing systems in tribal homes and governmental buildings.
3. Completing minor construction and renewal projects on buildings and grounds.
· Able to work with key project stakeholders to evaluate options and organizes work scopes to meet overall project needs and schedule.
· Actively monitors project costs and implements cost control and cost forecasting of projects.
· Assists with vendor contracts, change orders and invoicing.
· Assists with preliminary estimates of projects to evaluate their viability.
· Assists with preparation of project budgets.
· Assists with procuring contractors and overseeing direct work, as needed.
· Assists with project close-out activities and archival of record documents.
· Assists with writing scopes of work for contractors and vendors in commercial and residential construction.
· Communicates the project status to the Director and Assistant Director of F&I for presentation to the F&I Committee and Tribal Council, as requested.
· Coordinates the design of mechanical, electrical and other construction projects with engineers, architects, and other infrastructure systems experts.
· Ensures safe construction practices and techniques, and proper construction permitting and inspection processes are followed.
· Follows policies and procedures as published by the F&I Committee and Tribal Council
· Issues projects for bidding by outside consultants, evaluates pricing and provides recommendations.
· Oversees/conducts project coordination meetings and represents the owner’s interest as appropriate.
· Responsible for baseline schedule, monitoring the progress of construction activities and initiating corrective action if necessary.
Supervisory Responsibilities
This position has supervisory responsibility over the project specialists and project specific contractors/vendors utilized within this department.
Education and Experience
High school diploma or equivalent; A minimum of seven years of experience in commercial and/or residential construction and/or training; Experience with general building, electrical, mechanical, and/or plumbing disciplines; three to five years of experience in overseeing the work completed by external and internal workers. PMI Certification, preferred.
Certificates, Licenses, Registrations
Individuals must be able to successfully pass and maintain the Tribal Gaming Agency (TGA) Background Check requirements and a valid California driver’s license.
