    Swamp Rabbit Cafe and Grocery is a showcase for local farmers and food artisans. We buy from over 300 local producers to provide the community with a convenient and fun connection to those producers. Swamp Rabbit is also a community space for many events from eating to dancing to kids playing. The main accountability of the Facilities Manager is to support the business by ensuring a safe, clean and welcoming space for staff and customers alike with an organized and efficient system of facilities, equipment and tool management. The Facilities Manager oversees the conditions of all SRCG structures, shared and public spaces on SRCG grounds and all SRCG equipment and vehicles.

    • ESSENTIAL JOB FUNCTIONS

    Serves as the project manager for both major and minor construction, upkeep and improvement projects throughout the store

    • Manages several high level projects as assigned; responsible for planning, scheduling, budgeting, execution and verification of tasks as well as

    regular, in depth progress reports and communication with Leadership

    • Monitors, conducts and manages weekly, monthly, and quarterly preventive maintenance of refrigeration, HVAC and other equipment
    • Effectively manages team of Maintenance Technicians and Cleaning Team Members; communicates clear direction and expectations to accomplish an assortment of department goals
    • Responsible for employee management tasks such as hiring, training, scheduling, coaching and reviewing all team members
    • Is an expert in best practices for upkeep, maintenance, and safety of all equipment; communicates best practices to departments and periodically confirms procedures are up to date and correct
    • Prioritizes log of maintenance requests; responds to requests and delegates work to Maintenance Coordinator(s) according to most pressing

    needs. Regularly communicates status of requests to management.

    • Delegates maintenance requests to team and uses subcontractors when issue cannot be fixed in house
    • Coordinates use of contractors for various projects; clearly communicates project expectations and deadlines and manages implementation/follow up
    • Routinely audits quality of work from both internal staff and subcontractors to ensure long term solutions/fixes to reported issues
    • Oversees Swamp security systems including alarm system, camera system, key and keyholder management and in house security logs
    • Makes informed decisions and suggestions based on historical knowledge of equipment/building issues while considering long-term business goals
    • Involved in gathering price data, negotiating and purchasing various equipment and supplies
    • Manages the routine upkeep and maintenance of all Swamp vehicles
    • Moves and installs equipment, orders and installs new parts when necessary
    • Is responsible for mid to long term equipment life planning; makes sound decisions rooted in SRCG business goals
    • Responsible for reconciliation of receipts and invoices and communicates quotes to Leadership
    • Is point of contact for various external partners such as Cintas, Garbage, Recycling and Compost companies
    • Monitors and manages all maintenance logs and other documentation for equipment and facilities checks
    • Identifies and suggests creative solutions to often complex problems with an awareness of total store impact
    • Determines long term solutions to recurring problems
    • Understands DHEC and safety laws to help ensure compliance across the building
    • Oversees and performs landscaping duties for outdoor space including parking lot, kids area and other grounds
    • Follows all safety and maintenance best practices for equipment and tools
    • Is responsible for maintaining the safety and effectiveness of Swamp spaces including but not limited to: outside spaces, offices, break room, meeting rooms, tool/equipment storage areas, and other shared storage spaces
    • Orders and maintains maintenance tools and supplies; ensures a safe and organized Maintenance storage and work areas
    • Follows all company policies including receipt, invoice and credit card protocol
    • Follows budget and implements company vision for facilities management
    • Is an active part of the Swamp Team so adheres to high standards of service, quality, and presentation and displays the Swamp Core Values
    • Assists co-workers as needed . Subcontracts when issue cannot be fixed in house

    • Must have a good working knowledge of Google Suite (Drive, Sheets, Docs) and Microsoft Excel and be willing to learn and use the Entrepreneurial Operating System
    • Follows budget, assists with achievement of department profitability
    • Provides insight to the Owners on project status and areas for improvement
    • Is a hands-on leader who isn't afraid to get sweaty
    • Works closely and collaboratively with all Swamp Departments
    • Establishes and maintains good business and community relations
    • Helps us grow, without losing the magic

    JOB REQUIREMENTS

    • Must be 21 years of age or older
    • 5 years of management experience in the Maintenance or Construction industry required
    • Must have substantial working knowledge and experience in HVAC, electrical, plumbing, carpentry, landscaping, etc
    • Must have excellent communication skills
    • Must be available weekends and flexibility to adjust schedule based on needs
    • Must communicate by Paylocity, Slack, Asana and email
    • Must agree to background check
    • Must have a high school diploma
    • Must have a valid driver’s license and meet the requirements of the Swamp driving policy
    • Is an active part of the Swamp Team so adheres to high standards of service, quality, and presentation
    • Takes initiative to help any area of the business if possible

    ESSENTIAL SAFETY SKILLS - WORK ENVIRONMENT

    SRCG requires that PPE (Personal Protective Equipment) such as safety shoes, gloves, etc. be used or worn by employees whenever workplace hazards are discovered that could damage any part of the body to eliminate and/or reduce the hazards employees face in their daily job duties. PPE will not be used as a substitute for safe work practices, machine guards, or other controls. PPE is to be used in conjunction with these controls to increase employee protection.

    PAY AND BENEFITS

    • Pay ranges from $55,000-$65,000, based on experience
