Job Summary: The groundskeeper is responsible for all grounds maintenance work including the cutting of grass, weeds and planting of flowers, picking up of trash and litter and other grounds maintenance work. Work involves the operation and maintenance of equipment and hand tools, and may require lifting and sustained physical effort. This position reports to the maintenance director. 

Essential Knowledge, Definitions & Duties:  

The duties of the position may include, but are not limited to the following areas:  

• Perform grounds keeping duties.
• Mow lawn either by hand or using a riding lawnmower.
• Cut lawn using hand, power or riding mower and trim and edge around walks, flower beds, and walls.
• Landscape by planting flowers, grass, shrubs, and bushes.
• Apply pesticide, (only if permitted) to rid grounds of pests such as mosquitos, wasps, ticks, and others.
• Apply fertilizer to ground to enhance growth.
• Sweep walkway of debris.
• Cut down tree limbs that are posing a danger.
• Trim shrubs and pull weeds.
• Perform minor repairs and maintenance procedures on equipment utilized in grounds keeping.
• Install lawn furniture.
• Rake, mulch, and prune the grounds as needed.
• Install rock, cement, lighting, water, and furniture.
• Water plants and grass as needed and apply fertilizer.
• Responsible to ensure to keep all tools or items that may be harmful are kept safely away from residents.
• Never leave tools unattended, when needing to retrieve other equipment and/or tools
• Responsible to put tools and equipment where they are stored when job is completed.
• Responsible to leave job area clean after the end of the day.
• Upholds Resident Bill of Rights at all times
• Other duties related to as directed by Supervisor 
• Knowledge of the operation of tractors, trucks and other grounds maintenance equipment 
• Knowledge of the safety requirements associated with the operation of tractors, trucks and grounds maintenance equipment 
• Some knowledge of the maintenance of the maintenance and repair of motorized equipment 
• Skill in the operation of a tractor and associated attachments and implements 
• Ability to understand and follow oral and written instructions 
• Ability to communicate effectively with associates, subordinates and the general public 
• Work hours are at least 8:30am-5pm, Monday thru Friday. 
• Work requirement may be extended depending on circumstances such as assisting with state inspections, special projects, etc.

In the event of bad weather which prevents the opportunity to work outside, you could be given alternate job duties or sent home, this will be at the discretion of the Supervisor
