The role
Our Groundskeepers are valuable members to the on-site team. Groundskeepers are responsible for the upkeep of grounds, amenities, building exteriors and our leasing office, as well as parking lots and other community buildings of multi-family residential apartments. Depending on the size and age of the community, the Groundskeeper position consists of a variety of duties.
What you will do
Essential Duties and Responsibilities:
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments
- Inspect common areas and buildings to monitor the appearance, cleanliness, maintenance, attractiveness, and safety of the property
- Perform preventative tasks as necessary
- Keep property, management office, landscaping clean by inspecting property each morning and picking up any trash littering the grounds
- Janitorial duties such as trash removal and pickup, maintenance of pet stations, and maintaining general cleanliness of common areas in the community, inside and out
- Keep mail area clean--pick up trash, sweep floors, remove dated notices from bulletin boards, etc.
- Replace light bulbs in common areas and breezeways as needed
- Replace all first floor window screens upon request
- Assist with apartment make-readies as requested--trash vacant units, caulk, check appliances and replace parts, etc.
- Assist the maintenance team with various tasks, such as preparation of market ready units, upkeep of models, snow removal / salting, preventative maintenance, installing/removing appliances, as well as general troubleshooting and repairs of minor mechanical, carpentry, and electrical problems.
- Clean air conditioning vents and replace filter in all vacant apartments
- Replace air filters as scheduled for occupied apartments
- Clean pool area--hose down area, pick up trash, straighten chairs, etc.
- Perform light painting duties as directed
- Take the lead, as assigned, on minor work orders, such as smoke detectors, lock outs, and other tasks as determined by the Maintenance Supervisor or Community Manager
- Coordinate daily activities by giving progress updates, communicate frequently with maintenance and operations staff
- Report any maintenance and safety concerns for repairs on available apartments, models, clubhouse, and common areas to the Maintenance Supervisor or Community Manager
- Maintain courteous helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
What you will need
Desired Skills and Competencies:
- A proven track record for hands-on apartment maintenance skills
- Must be self-motivated, able to complete assigned tasks
- Able to multi-task and prioritize work assignments
- Exhibit strong attention to detail
- Able to perform at high levels in fast paced work environment and successfully adapt to changing priorities and work demand
- Able to lift, push and pull up to 100 pounds
Education and Experience:
- Provide own hand tools
- Must possess a valid driver's license at time of hire and maintain thereafter as a term and condition of continued employment
- Able to operate all necessary tools to perform the essential functions of the position
- Work orders should be completed within 24 hours, except emergencies, and unit turn around time of five (5) working days unless otherwise determined by the Community Manager
- Experience in residential property grounds keeping or maintenance is beneficial
- Working knowledge of OSHA standards and other environmental safety standards
- Able to perform a variety of duties in all types of weather
