We offer competitive pay plus commissions. We pay $125 per renewal, paid monthly, and the total gets split between all the employees at the property. The company also pays out a quarterly KPI commission of up to 4k annually as long simple KPIs are met. The company also pays out an annual bonus.

Reports to: Maintenance Supervisor and Property Manager.
JOB SUMMARY:
The primary responsibilities of the Groundskeeper involve the upkeep and maintenance of the landscaping (including but not limited to grass, shrubbery, plants, gardens, etc.) and the general condition of the grounds in order to enhance and maintain the property’s appeal. The Groundskeeper will also assist the rest of the staff, as directed, in the efforts to manage the property in an efficient manner.
DUTIES AND RESPONSIBILITIES:
Conducts all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state and local laws.
Routinely performs the following duties:
- Provides grounds maintenance in all seasons.
- Cuts and maintains lawns and/or grass.
- Determines appropriate plants or shrubbery for walkways or garden areas.
- Rakes leaves and maintains plants, flowers, trees or shrubs.
- Routinely performs weeding (or weed control) including removing harmful vegetation (such as poison oak, poison ivy, etc.).
- Spreads mulch in landscaped areas.
- Applies fertilizers and pesticides as needed.
- Routinely picks up and removes trash and debris from grounds and common areas.
- Sweeps walkways, steps, and common areas.
- May be responsible for light snow removal and salting walkways and common areas.
- May arrange for larger scale snow or dirt removal.
- Performs additional duties requested by the Maintenance Supervisor or Property Manager.
- Informs management of all supply needs.
QUALIFICATIONS:
- Must meet all physical requirements and be able to take direction.
- Equipment requirement: Required to wear gloves and protective goggles and clothing as tasks and situations dictate.
- Work hours: Minimum of 40 hours per week, typically 8:30 AM to 5:30 PM, Monday through Friday. This schedule is subject to change in accordance with market conditions, daylight saving time, and/or the request of the Regional Property Manager. May be necessary to work weekends.
Equipment use: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of fertilizers, herbicides, pesticides, hand tools and grounds maintenance equipment including but not limited to wheelbarrows, ladders, hand trucks, buckets, post hole diggers, mowers, blowers, clippers, shrub/hedge trimmers, cutters, saws, rakes, shovels, brooms, etc. as well as snow removal equipment including but not limited to snow throwers, shovels, etc.
Education and/or Work Experience Requirements: High school graduate or equivalent required. Prior experience performing job tasks outside in weather elements.
