Responsibilities :

• Maintain the cleanliness and appearance of the community, including grounds, building exteriors, breezeways, leasing office, pools, amenities, and other common areas.
• Assist in the preparation of vacant apartments for new residents and complete resident requests for service as directed by the Community Manager.
• Comply with company and community operating and safety policies and procedures, as well as federal, state, and local laws.
• Walk the grounds and deliver notices to all apartments.
• Assist with preventative maintenance tasks such as HVAC filter changes, storm drain and sewer cleanout, and lubricating mechanical systems.
• Assist with landscaping and exterior / interior painting.
• Replace exterior / interior light bulbs and globes.
• Pick up exterior and interior litter and sanitize trash containers.
• Assist the office and maintenance teams as needed.

Qualifications :

• At least one year of experience in grounds maintenance, landscaping, or general maintenance / janitorial work preferred.
• Working knowledge of building maintenance, repair, and preventative maintenance programs preferred.
• Working knowledge of basic interior / exterior maintenance, hand tools, and cleaning equipment.
• Ability to deliver excellent customer service and work as part of a team.
• Ability to pay attention to detail, problem-solve, troubleshoot, and make decisions.
• Must be able to pass a criminal background check.

Physical Demands :

• Must be able to bend, stoop, and twist into small areas.
• Must be able to lift, push / pull, carry, and / or move a minimum of 50 pounds; maximum of 100 pounds with assistance.
• Must be able to work outside for an extended length of time.
