Group/Region Manager (Commercial Loans) jobs in Tampa, FL

We’re looking for an experienced Property Manager to join our team that oversees an institutionally owned real estate portfolio in Tampa.

The Property Manager is responsible for overseeing the day-to-day operations and maintenance of approximately 500K SF industrial/flex properties such as warehouses, office/flex and industrial parks with tenants that have NNN leases. This role involves managing tenant relations, coordinating maintenance and repairs, ensuring compliance with regulations, and maximizing the value of the properties under management.

Responsibilities:

Tenant Relations:

• Act as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a timely and professional manner.
• Conduct regular inspections of tenant spaces to ensure compliance with lease terms and maintenance standards.
• Facilitate communication between tenants and property owners or management company.

Property Maintenance and Repairs:

• Coordinate and oversee maintenance and repair activities, including contracting with vendors and service providers.
• Respond promptly to maintenance emergencies and take appropriate action to resolve issues.
• Conduct regular inspections of properties and any vacant suites
• Manage Capital projects, including Building and Tenant Improvements

Financial Management:

• Develop and manage annual operating budgets for each property, including forecasting expenses and revenues.
• Monitor expenses, track receivables, and prepare monthly financial reports for property owner

Property Administration:

• Maintain accurate and up-to-date records, including lease agreements, tenant communications, maintenance logs, and financial documents.
• Draft or review legal documents, including formal notice letters, lease documents, etc.
• Oversee administrative tasks such as lease administration, rent collection, and invoice processing.

Qualifications:

• Minimum 3 years experience in property management, with a focus on industrial or commercial properties.
• Strong knowledge of property management principles, practices, and procedures.
• Excellent communication, negotiation, and interpersonal skills.
• Ability to effectively prioritize tasks, manage multiple projects, and meet deadlines.
• Proficiency in Microsoft Office Suite and property management accounting software.
• Familiarity with relevant laws, regulations, and industry standards.
• Attention to detail and strong analytical skills.
