HVAC Mechanic performs maintenance and service repairs on heating, ventilating, and air conditioning systems. Installs new units or replacement parts for existing units according to specifications and established safety guidelines. Being an HVAC Mechanic follows blueprints or engineering specifications to install units. Performs troubleshooting to identify the cause of problems. Additionally, HVAC Mechanic maintains and secures a spare parts inventory. Recommends purchasing maintenance equipment and supplies as required to improve processes and efficiencies. Typically requires an apprenticeship and/or completion of technical training. Requires a high school diploma. The regulations governing the location may require an HVAC Mechanical State License and EPA Section 608 Certification (CFC). Typically reports to a supervisor or manager. The HVAC Mechanic works under the close direction of senior personnel in the functional area. Possesses a moderate understanding of general aspects of the job.     Ensure an attractive, well-maintained club, and the ultimate in member and guest satisfaction at all times by maintaining the guestrooms, public space and back of house areas in good repair by performing various tasks related to a variety of trades including, but not limited to: carpentry, plumbing, electrical, air conditioning, painting, wall coverings and masonry.


    QUALIFICATIONS

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    Responsible for performing a variety of technical tasks related to installing, maintaining, and repairing commercial heating, cooling, ventilation, refrigeration, and related systems. Investigates problems and performs repairs on various mechanical and electrical equipment in heating, cooling, and ventilation systems. Strong troubleshooting skills are required in electricity, electronics, plumbing, etc.  Five years of refrigeration background and an EPA license are required.  


    Inspect guestrooms, public space and back of the house areas to repair or replace light bulbs, lamps, switches, outlets, exit lights, faucets, toilets, hardware, filters, paint, furniture, wall covering, caulking, grouting or other miscellaneous repairs. To perform these duties the individual will be required to visually inspect and detect items needing repair and requires considerable knowledge of a wide variety of maintenance trades. Basic electrical, plumbing, carpentry and mechanical experience are used frequently on the job. To perform these duties the individual will be required to have experience in using basic hand and power tools and ability to stoop, kneel, grasp, lift, push and pull weights up to 80 pounds, climb ladders up to 30 feet high and reach in all directions, often times overhead. Maintain a clean environment by picking up and removing debris on property. Electrical rooms throughout facilities must stay clean and locked at all times, reporting and repairing any and all safety conditions. This position will require a combination of these functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the club.

    •  Repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves.
    • Perform skilled electrical maintenance work in the repair, installation, and alteration of HVAC equipment, components, timers, motors, and wiring systems as needed; connect motors to control panels.
    • Lubricate and pack heating, ventilation, refrigeration, and air conditioning motors, pumps, fans, and other equipment.
    • Install and calibrate systems; install copper tubing and repair pipes and tubing as necessary; test joints and insulate pipes of refrigeration and air conditioning systems; flush boilers, descale tubing; rebuild pressure and temperature safety valves and water pumps.
    • Install, rebuild, replace, or repair fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets, and other equipment as necessary.
    • Have knowledge of HVAC and Refrigeration systems including repair, maintenance, electrical and plumbing skills.
    • Have knowledge of OSHA standards for chemical use.
    •  Have knowledge of EPA standards in recycle and reclaim of refrigerant.
    • Stay up to date with changing refrigerants (drop ins, etc.).
    • Monitor, maintain, repair and carry out the preventive maintenance program on the clubs heating, ventilation and air conditioning equipment.
    • Monitor public space temperatures, making appropriate adjustments when necessary and start/stop fans as required.
    • Inspect gauges, dials and mechanical equipment and make necessary repairs.
    • Perform work with refrigerants, oils, solvents and chemicals.
    • Perform scheduled and non-scheduled maintenance on all heating, ventilation, air condition, refrigeration, and related equipment.
    • Identify and troubleshoot problems, make repairs as follows: Replace mechanical seals, repack pumps and valves, replace bearings and belts and check for proper alignment, repair fan coil units, make minor sheet metal repairs, braze and solder, calibrate controls, work on pressure vessels, replacing piping, fittings and maintain appropriate records of preventive maintenance and repairs.
    • Change filters on all supply air fans and fan coil units requiring the ability to grasp hand tools and adjust and maintain equipment.
    • Clean ceiling diffusers, return registers and bathroom exhaust.
    • Assess drain problems and perform any needed repairs.
    • Install humidifiers into systems and connect water and drain pipes.
    • Perform thorough and timely preventive maintenance in HVAC and refrigeration following manufacturer and departmental guidelines for refrigeration units, isolated heating and ventilation units; including boilers, gas and electrically operated air conditioning equipment, and make necessary adjustments or repairs; service and repair evaporative coolers.
    • Operate a variety of hand and power tools including welder torch, vacuum pump, and test equipment utilized in the trade.
    • Computer skills to include the ability to work with spreadsheets and handhelds devices.
    •  Locate, pick up, and deliver parts required for departmental needs.
    • Work in extreme hot, cold, wet and uneven conditions.
    • Grasp, lift, hoist and/or carry supplies and equipment weighing up to 100 lbs.
    • Perform duties in confined spaces and awkward positions, such as within ceilings and beneath floors.
    • Perform tasks consistently while bending, stooping, kneeling or standing while supporting additional weight of up to 80 lbs.
    • Create exceptional experiences by taking ownership, showing respect and caring for the needs of members, guests, and coworkers by practicing the Ocean Reef Club Promises.
    • Maintain regular attendance; schedule time off in advance, do not take unscheduled time off due to calling outs, arriving late, and leaving early. 
    • Present a clean, neat, and tasteful appearance; adhere to the Personal Appearance Policy in the Ocean Reef Club Associate Handbook.
    • Display creativity, loyalty, dependability, and good judgment.
    • Keep detailed records in English as required for daily logs, work orders, billing, and preventive maintenance logs.
    •  Have knowledge of general safe working practices.
    • Report major repairs, items which cannot be repaired, and potential problems to the supervisor for further action.
    • Resolve a number of problems requiring initiative and good judgment.
    • Have basic mechanical aptitude for operation and repair of club equipment.
    • Be skilled in the use of related tools, including both hand and electric tools.
    • Drive Ocean Reef Club vehicles in a safe manner according to the Ocean Reef Club Associate Handbook.
    • Maintain assigned vehicle, equipment, and tools for the purpose of ensuring availability in safe operating condition.   
    • Perform tasks requiring bending, stooping and kneeling.
    • Push and pull objects or material weighing up to 80 pounds.
    • Climb stairs and ladders, working at heights up to approximately 30 feet for extended periods of time, with ability to reach, often overhead.
    • Grasp, lift or carry items weighing up to 50 pounds, occasionally waist high.

    ·        Move and work throughout the club for the duration of the shift.

    ·        Work varying schedules to reflect the business needs of the club (up to and including first, second, third or a combination of shifts and days) due to the cyclical nature of club business.

    • Perform other duties and special projects assigned by supervisors, such as assisting other trades, due to the nature of the business.


    SUPERVISORY RESPONSIBLITIES

    There are no supervisory responsibilities.


    EDUCATION and/or EXPERIENCE

    Refrigeration experience is essential for this position. Any combination of education and experience equivalent to graduation from high school, or any other combination of education, training or experience of at least five years that provides the required knowledge, skills and abilities necessary to perform the duties of the position.

     

    LANGUAGE

    Must be able to comprehend the English language and demonstrate the ability to express and exchange ideas through oral and written communication and convey detailed and/or important instructions accurately, loudly and/or quickly.


    MATHEMATICAL SKILLS

    Basic arithmetic skills are required.

     

    REASONING ABILITY

    Must be able to set priorities and possess the ability to meet deadlines and exercise initiative within department guidelines.

     

    CERTIFICATES, LICENSES, REGISTRATIONS

    An EPA license is required. A valid driver’s license and satisfactory driving record are required.

    The engineering department is very demanding, fast paced and professional.  The engineering department thrives on achieving the mission statement twenty-four hours a day.  To achieve this statement the following must be done:

    ATTENDANCE, APPEARANCE AND CONDUCT

    Regular attendance in conformance with the standards, which may be established by Ocean Reef Club from time to time, is essential to the successful performance of this position. Associates with irregular attendance will be subject to disciplinary action, up to and including termination of employment.


    Due to the cyclical nature of the hospitality industry and report deadlines, associate may be required to work varying schedules to meet the business needs of the Club and report deadlines.


    Proper grooming is required by all associates and is described in detail in the Associates Handbook. Associates should review this policy and make sure that at all times they present themselves for shifts looking clean, neat and professional. 


    As a condition of employment, all associates agree to fully comply with Ocean Reef Club rules and regulations for the safe and efficient operation of Club facilities. Associates who violate Club rules and regulations will be subject to disciplinary action, up to and including termination of employment.
