Job Title: Maintenance Technician

Reports To: Chief Engineer/General Manager

Qualifications:
· Must have extensive knowledge of electrical, HVAC, and plumbing systems, as well as carpentry experience.

Essential Duties and Responsibilities
Job Responsibilities range from, but are not limited to the following:
· Assisting the Chief Engineer with the day to day maintenance duties of the property.
· Completing all work orders and service requests in an accurate and efficient manner.
· Following up with department heads on the status of work orders.
· Completing and maintaining records for the property Preventive Maintenance Program.
· Assisting in monitoring all work being performed by outside contractors.
· Completing ground work as directed by the Chief Engineer and/or General Manager which may include but is not limited to picking up trash, sweeping curbs, dumpster areas, maintaining landscaping beds, and other areas.
· Repairing or replacing property brick, stone, and concrete.
· Maintaining and repairing wood parts of property.
· Replacing worn and damaged parts such as casing, handles, knobs, latches, hoses, wiring, belts, etc..
· Painting interior and exterior walls and trim.
· Cleaning and repairing air conditioning systems.
· Shampooing carpets and upholstery, as directed.
· Using steamer to clean all tile and hard surfaces.
· Moving and arranging furniture.
· Assuring safety standards are used which comply with all company, local, city, state, and federal guidelines.
· Special projects assigned by Chief Engineer and/or General Manager.
· Assist Chief Engineer to maintain or exceed required Quality Assurance (QA/QE) standards and scores.
Language Skills
· Ability to read and speak the English language and comprehend simple instructions, short correspondence, and memos.
· Ability to effectively communicate professionally with guests, associates, supervisors, and others as required for optimum operation of the property.
Organizational and Time Management Skills
· Ability to effectively organize multiple projects, manages and prioritizes multiple tasks, and meets deadlines.
Computer Skills
· Computer skills are not necessary, but can be helpful to this position.

· There is no minimum guarantee on the number of hours a Maintenance Technician will work per day or per week. Maintenance Technicians are scheduled based on demand, season, and special events. Hours can significantly fluctuate from season to season.
· Employees are responsible for their own transportation to and from work.
