House Supervisor provides oversight for multiple hospital departments in the absence of unit management. Addresses patient care, staffing, and any other issues that may arise. Being a House Supervisor supervises nurses and staff and takes administrative responsibilities and ensures adequate staffing for the oncoming shift. Handles occurrences during the shift, ensuring appropriate documentation and communication. Additionally, House Supervisor determines the issues to be referred to the Administrator on call. Collaborates with patients, family members and physicians to ensure needs are met and problems are resolved. Typically requires a bachelor's degree of nursing. Typically reports to manager or head of a unit/department. Requires certification as a registered nurse (RN). The House Supervisor manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a House Supervisor typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Supervises: Maintenance Assistants (2)

    Position: 1.0 FTE (40 hours per week)

    Job Description: The Maintenance Supervisor oversees the maintenance team who performs maintenance duties in and around campus facilities; troubleshoots, performs repairs and responds to emergency calls for service; works closely with employees and the public to maintain the safety and good repair of all building needs of the area; and resolves problems to ensure efficient and safe operations.

    Duties:

    • Schedules, delegates, and performs routine and comprehensive maintenance of assigned facilities.
    • Supervise two maintenance assistants and contracted providers or vendors
    • Be the first point of contact for all emergency calls to include fire and burglary alarms.
    • Reports and responds to emergency calls for assistance from staff.
    • Review all work orders at the beginning of every day.
    • Oversee maintenance shop to ensure that all tools and equipment are accounted for and organized.
    • Responsible for turnovers for all units to include passing a 3rd party inspection within 14 days of move out.
    • Responds to service requests in a timely fashion and coordinates resources to meet the needs.
    • Performs various maintenance duties such as repair and paint drywall, installation and repair to fixtures and appliances.
    • Troubleshoots and repairs minor plumbing and electrical issues.
    • Ensures that someone from maintenance can escort the exterminator to all the properties.
    • Ensures that someone from maintenance can be present for all 3rd party inspections of MH properties.
    • Operates power equipment such as snow blower, and hand power tools.
    • Performs preventative maintenance in and around facilities.
    • Work effectively in and around the public; perform physical labor; understand and carry out oral and written directions; maintain cooperative working relationships; demonstrate sensitivity to, and respect for a diverse population.
    • Routinely required to work under inclement weather conditions to remove snow in front of doors, shovel a path and sprinkle salt.
    • Move furniture and help setup/breakdown tables & chairs when necessary.
    • Other duties assigned by Chief Operating Officer and/or President & CEO
    • Normal work hours are Mon – Fri, 9 am to 5 pm.

    Minimum Qualifications:

    • Ability to work independently and interact appropriately with staff and residents.
    • Have a minimum of 5 years work experience in construction or buildings maintenance.
    • HVAC Technician certification a plus.
    • Ability to use a phone, computer & email to communicate and record services.
    • Satisfactory driving record and personal transportation.

    Equipment Used: The qualified candidate must demonstrate proficiency with many types of tools, including but not limited to: AC Manifold gauge, hand tools, multimeter, snow blower, power drain auger.
