Housing Director oversees all aspects of on-campus housing for students. Assigns residence hall managers to each dormitory. The Housing Specialist is responsible to perform operations within the HUD Multi-Family or Public Housing programs to provide rental assistance to eligible households. Completes the lease up process by showing apartments, explains lease and briefs on Housing policies and procedures. Implements HUD and Housing rules and regulations. Provides quality customer service to applicants; residents; Housing officials and employees; representatives of various social service agencies; educational institutions; federal, state and city agencies and the general public. Sends out notices and performs annual and interim re-certification of residents in a timely and efficient manner. Calculates applicant’s family income, determines amount of monthly rent, and monitors compliance with policies and procedures and HUD occupancy standards. Ensures timely rent payments and maintains records of collections. Maintains and monitors delinquent rent, issues delinquent notices and late payment charges and initiates eviction process when warranted. Processes evictions and attends court when required. Attends meetings with outside agencies in order to identify resident needs and available outside resources, makes referrals, as needed. Performs walk-by inspections of buildings and grounds and resolves unsatisfactory conditions with residents. Report and address concerns. Performs administrative tasks: Types correspondence and leases, files documents, maintains resident files, prepares reports required by the Housing, submits purchase requests for needed items and services, answers the telephone and enters data into the computer. Handles documents on a variety of general, personal and technical topics of a highly confidential nature and assures confidentiality of sensitive information pertaining to Housing operations. Attends staff meetings and training sessions as scheduled. Attends professional meetings, seminars and conferences in order to keep abreast of new trends, activities and concepts in housing programs.
