Summary of Functions:
Responsible for conversion of telephone and walk-in prospects to leases resulting in stable and increased occupancy, the inherent responsibility to effectively communicate to existing residents and establish a successful renewal ratio. Assist and or organize weekly/monthly reports to include receiving and posting of rents, and the expectation to maintain an organized office clerical, filing and record keeping systems. Identify and strive to meet the resident’s needs and ownerships goals.
Major Duties and Responsibilities: *Duties may include, but are not limited to:
Personnel and Staffing
Responsible for on-site employees, including but not limited to:
Lease Administration:
· Perform move-in and move-out inspections with new and (soon to be) former residents.
· Review and Maintain leasing and occupancy reports.
· Frequently inspect buildings and grounds, record deficiencies, and take action to improve the general appearance of the property and its deferred maintenance needs.
· Analyze maintenance operations with a view to cost reduction.
· Obtain estimates for major repairs or improvements and submit the same for the property manager to review.
Supervisory Responsibilities:
Responsible for the direct oversight and management of the property and staff with preparing and reviewing annual employee evaluations with the supervised staff.
Organizational Relationships:
Supervises and schedules maintenance, on-site personnel, and contractors/vendors. Works with Regional Property Manager, administrative division staff, staff members of other communities, outside vendors and service providers.
