    JOB SUMMARY:  

    The Property Maintenance Specialist role is integral to ensuring a safe and hygienic environment for staff, the public, and students by overseeing custodial duties. This position entails executing essential janitorial services and basic maintenance not only at the Lincoln Way office but also across other CAW/M properties as needed. Furthermore, the Property Maintenance Specialist is tasked with coordinating and scheduling preventive and mandatory maintenance for CAW/M vehicles. Additionally, they oversee the courier and supply delivery system, guaranteeing that staff receive their supplies and materials promptly and in sufficient quantities. Lastly, the role involves addressing minor service requests as they arise, contributing to the smooth operation of facilities and services.


    ESSENTIAL FUNCTIONS OF THE POSITION:  

    1. Maintain internal building cleanliness. Scrubs, sweeps, mops and vacuums floors; cleans restrooms; washes interior windows; removes trash; and participation in other cleaning/disinfecting actions to uphold a clean and healthy building environment.
    2. Assigned to manage essential exterior upkeep at CAW/M-owned properties, with the exception of lawn care duties. At the Lincoln Way office, responsibilities entail maintaining a clear and debris-free entranceway, conducting semi-annual cleaning of exterior windows, and ensuring timely emptying of exterior trash receptacles. On a monthly basis, inspecting the roof drains at Lincoln Way to prevent potential blockages.
    3. Report any structural issues or concerns to the Property Maintenance Manager for immediate action. 
    4. In charge of coordinating the fulfillment of Maintenance Requests in collaboration with the Property Maintenance Manager and the Fiscal Assistant. This encompasses a variety of tasks, including but not limited to hanging items on walls, assembling furniture and equipment, and facilitating the movement or transportation of furniture and equipment as needed. Additionally, the role involves assisting with the setup and teardown of tables and chairs before and after events, contributing to the smooth execution of activities and functions.
    5. Responsible for delivering CAW/M interoffice mail (courier) and supplies in a timely fashion.
    6. Accountable to manage a limited supply inventory, including purchasing, storing, receiving and delivery of items.
    7. In charge of receiving and organizing storage of various items ordered and delivered to CAW/M facilities. Items must be maintained in a safe, orderly, and accessible manner.  
    8. Maintain and organize the storage area in the basement at the Lincoln Way office, responsible to ensure that the storage space is well-maintained, efficiently organized, and readily accessible.  
    9. Assist Property Maintenance Manager with any major tasks requiring additional manpower.
    10. Maintain a monthly schedule for inspection of all Agency vehicles and arrange for any required routine or emergency maintenance.
    11. Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
    12. Perform other job-related duties as assigned or required.  


    QUALIFICATIONS:

    Minimum qualifications include:

    1. High school diploma or GED required.  
    2. Minimum of twelve months of experience of custodial and property management. 
    3. Experience using power tools such as drill, and saw, understands safety measures and proper protection associated with use.  
    4. Able to lift 50 lbs., stand, walk, bend, crawl, and climb. Vision and hearing must be with in normal range.  
    5. Must possess a valid State of Ohio driver’s license and remain insurable in accordance with the Agency’s vehicle insurance policy.
    6. Basic computer skills including understanding Microsoft Office 365 Suite (Outlook, Word, Excel, and Power Point), collaborations platforms (Zoom, Microsoft Teams), and knowledge of vendor specific websites.  
    7. Strong interpersonal and communication skills; Experience in effectively customer service, able to represent the organization in a friendly, customer focused and professional manner. 
    8. Demonstrated ability to build and maintain effective working relationships with an array of people from diverse backgrounds.
    9. Ability to communicate effectively with staff using courtesy, good judgment, and provide clear explanations.
    10. Effectively work under pressure, ability to remain calm and deescalate tense situations if necessary.  
    11. Strong track record as an implementer who thrives on managing a variety of initiatives concurrently, able to succeed in a changing environment with the ability to anticipate future needs.     
    12. Successful track record in setting priorities; keen analytic, organizational, and problem-solving skills which support and enable sound decision making skills.
    13. Professional and resourceful style; able to work independently and as a team player, take initiative, and manage multiple tasks and projects at a time.
    14. Personal qualities of integrity, humility, positive attitude, self-directed, and passionate about the mission of CAWM
    15. Ability to operate standard office equipment including but not limited to personal computer, copy machine, fax machine, telephone, and printer.


    WORKING CONDITIONS:

    The employee will usually work indoors, but on occasion may work outdoors. This position could require work in cramped places that require awkward positions. The employee has exposure to chemical compounds found in the basic maintenance and grounds care environment (e.g., oil, gasoline, cleaning solutions), as well as an office environment (e.g., toner, correction fluid, etc.), potentially emotionally distraught individuals and has exposure to possible injury due to unclean or unsanitary conditions.


    Note: In accordance with the U.S. Department of Labor physical demands strength ratings, this is considered sedentary work.
