POSITION TITLE: Leasing Agent and Property Specialist
REPORTS TO: Corporate Multifamily Division
SUMMARY:
Responsible for maximizing the long-term rental revenue of the community and for performing administrative tasks related thereto. Supervises day-to-day operations of the property.
CORE RESPONSIBILITIES:
1. Rent collection including administration of court proceedings directed at recovering delinquent balances.
2. Maintains customer service standards and resident relations.
3. Collaborates with maintenance staff and oversees the completion of maintenance procedures, preventative maintenance program and capital improvements.
4. On rare occasions, office staff assists maintenance on items for the betterment of the property and business.
5. Coordinates leasing procedures and resident relations.
6. Coordinates resident selection and approval.
7. Maintains high customer service satisfaction with current and potential residents.
8. Evaluates curb appeal and general appearance of community through routine property inspections.
9. Upholds bookkeeping procedures and oversees the processing of monthly checks, records maintenance, and computer input via AppFolio (property management software).
10. Tracks regular processing of invoices.
11. Prepares weekly reports, monthly variance reports, lease expiration reports and other regularly scheduled reports.
12. Monitors utility billing services.
13. Maintains accurate records of income and expenses to chart the financial performance of the property.
14. Supervises completion of market survey and provides budgetary assistance.
15. Analyzes, prepares and implements market and rental trends.
16. Suggests and implements marketing plans.
17. Tracks advertising effectiveness.
18. Coordination of resident service requests and property maintenance.
19. Maintains compliance with operating procedures and company policies as defined by the Employee Handbook.
20. Supervises activities designed for resident participation.
21. Interacts with neighborhood groups and community organizations.
22. Willingness to handle potential after-hours calls.
EXPERIENCE REQUIREMENT:
Training available; no property management experience required.
OTHER REQUIREMENTS:
1. Valid Ohio State Drivers License with a clean driving record.
EDUCATION REQUIREMENTS:
High School degree or equivalent.
COMPUTER REQUIREMENTS:
