Job Description:

We are currently seeking an experienced Property Manager to join our team. The ideal candidate will be responsible for overseeing a portfolio of properties, handling day-to-day operations, and ensuring the overall success of each property under management. The Property Manager will work closely with property owners, tenants, and vendors to maintain high standards of property upkeep and tenant satisfaction.

Responsibilities:

• Manage a portfolio of residential properties, including single-family homes and multi-unit complexes.
• Handle all aspects of property operations, including leasing, maintenance coordination, and tenant relations.
• Conduct regular property inspections to assess maintenance needs and ensure compliance with lease agreements and local regulations.
• Coordinate with vendors and contractors for property repairs, renovations, and other projects as needed.
• Develop and implement effective marketing strategies to attract and retain tenants.
• Respond promptly to tenant inquiries, concerns, and emergencies to provide excellent customer service and maintain tenant satisfaction.
• Stay updated on local market trends, rental laws, and industry best practices to optimize property performance and mitigate risks.

Compensation:

• This is a 1099 contractor position.
• Compensation will be based on a percentage of the portfolio managed.
• We guarantee a minimum salary each month. Contractors will receive whichever is greater between their percentage-based income and the guaranteed minimum salary.

Qualifications:

• California Department of Real Estate license required.
• Minimum of 2-3 years of experience in property management, real estate, or a related field.
• Strong knowledge of property management principles, leasing practices, and landlord-tenant laws.
• Excellent communication, negotiation, and problem-solving skills.
• Proficiency in property management software and Microsoft Office Suite.
• Valid driver's license and reliable transportation.
• Certified Property Manager (CPM) designation or Real Estate License is a plus.
