    About this Career

    We are currently searching for someone that is reliable and knowledgeable to fulfil the Assistant Property Manager role. In this position, you will manage and operate a Section 42 (Tax Credit) apartment community.

    This position will be hired initially as an Assistant Property Manager to help with the lease up of the building. Once that is complete, this position could be moved to another open property or role as Velair offers career pathing checklists and opportunities to grow and develop in the Property Management Industry.

    Essential Duties and Responsibilities

    • Assist with leasing and compliance.
    • Work with fellow team members for marketing communications.
    • Support and learn from Property Manager on resident relations .
    • Begin to learn and understand and gain knowledge of federal, state, and local laws and regulations as they relate to Fair Housing, the management of the property and the needs of residents.
    • Support as needed to make ready process to ensure units are kept rent ready for move-ins.
    • Ensure the property’s physical aspects from curb to curb are kept fully operational and safe as well as visually pleasing through routine inspections, preventative maintenance, and improvements.
    • Always maintain professional dress and appearance according to the Velair handbook.
    • Other duties as assigned.
    • Conduct verbal assessment with each tenant at move in to understand current needs, background and anticipated future needs.
    • Collaborates with management staff, residents, and community social service agencies to identify and address resident concerns.
    • Develops linkages and relationships with agencies and providers in the community to promote quality and affordable
    • Develops, maintains, and updates directories and listings of community resources for use by both staff and
    • Educates residents on service availability, social service application procedures and rights and provides advocacy when
    • Monitors the ongoing community agency services to ensure that agency and management are updated on the outside agency needs of the
    • Compiles data regarding services provided and reports to Management.
    • Create case notes for each tenant and maintain clear, concise, and appropriate information in resident
    • Provides resources of outside agencies for coordination of referral services for residents needing assistance to maintain independence and promote self-sufficiency.
    • Connects resident with community resources such as counseling, personal assistance, financial or rental assistance, homemakers, meals-on-wheels, transportation, visiting nurse and wellness
    • Provides follow-up to referrals to ensure appropriate service
    • Works with residents in building support networks with other residents. This may involve the development of resident associations, resource listings for self-referral, monthly newsletters, welcoming committees, support groups and resident bulletin boards to make sure residents are connected to recreational, tenant and community activities.
    • Works with residents in securing and/or creating social programming opportunities which meet the health, educational and values of the housing
    • Collaborates with community providers to create on-site resident programs, workshops, activities, and events to promote social interaction among residents targeting wellbeing and community engagement.
    • Assist Management Company, when requested, with residents who are not in compliance with the terms of their lease, and who may be in jeopardy of eviction by offering appropriate services.

    • Facilitates submitting any 504 Reasonable Accommodations to the Velair Property Management 504 Coordinator.

    Preferred Qualifications

    • Rent Café experience (will train)
    • Yardi experience (will train)
    • Tax Credit/Section 42 experience (will train)

    Education

    • High school diploma or equivalent is required
    • 2–4-year degree and previous experience in property management is preferred

    Additional Requirements

    • Valid driver’s license, ability to drive and valid insurance.
    • As Velair is a quickly growing organization, we want a commitment to career growth through Velair-supported and/or provided learning and development including occasional travel to off-site trainings with infrequent overnight stays.
    • Ability and willingness to travel to other sites in the portfolio as directed on occasion to provide support.
    • Must have a personal cellular phone for occasional business use. A monthly reimbursement will be provided.

    Physical Requirements

    • Ability to move 30 pounds.
    • Ability to walk steps to learn to complete inspections.
    • Primarily indoor work, but does include some outdoor work on occasion and as needed.
