Portland Property Management (PPM) is a growing, family-owned property management company centered out of North Portland. We are looking to expand our staff with a new Property Manager.

About the position: You will be stepping into a full-time Property Manager role. Your primary focus will be managing our small staff, landlord/tenant compliance, document generation, lease renewals, and ongoing account management; all through the lens of ethical property management. Your work day will be different each day, with the core responsibilities listed below.
Responsibilities Include:
- Managing a small team and day-to-day operations of our property management company with the support of our Business Owners and management team.
- Maintaining positive relationships with tenants and homeowners and amongst the office team.
- Advising tenants, homeowners, and team in regards to leasing, forms and documents, accounting, and fair housing compliance.
- Supporting Business Owners and Operations Managers in identifying areas of optimization and advancement while implementing organizational changes to improve efficiency, employee wellbeing, and company revenue.
- Generating lease documents in accordance with city and state tenant/landlord guidelines and company practices.
- Reviewing and counter-signing leases, document management, and record keeping.
- Monitoring monthly rent collections and late payments.
- Working with the Leasing Manager to negotiate and generate lease renewals/non-renewals in accordance with Oregon tenant/landlord law and company best practices.
- Issuing notices such as non-payment of rent, lease violations, and non-compliance notices.
- Attending weekly leasing staff meetings, all-staff meetings, and regular check in’s with key staff.
- Addressing owner/tenant questions about accounting, budgeting, and monthly statements.
- Keeping up to date with changes in industry such as new tenant/landlord laws etc.
- Working closely with leasing and maintenance staff to ensure all deadlines are met.
Requirements:
- This is an in-office position 5 days a week
- At least 2-3 years of experience in property management
- Knowledge and experience with tenant/landlord law, fair housing laws, SB 608, and Portland’s relocation ordinance
- Strong leadership skills and comfortable managing a team.
- Ability to work under pressure and maintain composure while handling sensitive or difficult situations
- Ability to cross over on tasks while displaying confidence working independently
- Strong verbal and written communication skills
- Strong attention to detail - this role involves a lot of self managed paperwork, data entry and deadline tracking
- Ability to learn new programs (Appfolio, TenantTech, and Trello knowledge is a plus)
- Proficiency with Gmail, Google Drive and Google Docs
- Must pass a criminal background check
- Must have a valid driver’s license and working vehicle including auto insurance that can be used for work. Company will reimburse all miles driven for work at federal mileage rate.
- Ideal applicant has current property management license or willingness to acquire a property management license within the first three months of employment. If not licensed upon hire, the company will offer reimbursement for the cost of education and license once the license has been filed with the company.
- Bachelor’s Degree, or some secondary schooling with 2-3 years of relevant experience
Compensation:
- Employee will be provided with an individual office space in our North Portland office and a company cell phone for work purposes.
