Being a Janitor, Sr. removes and disposes trash, recycling, and other waste following the appropriate policies. May have basic maintenance skills and make minor repairs in the facility. Additionally, Janitor, Sr. may require a high school diploma. Typically reports to a supervisor or manager. The Janitor, Sr. works under moderate supervision.     POAH Communities is seeking a Janitor at Colony Plaza Apartments in Excelsior Springs, MO . The primary responsibility of the janitorial functions will be related to maintaining a clean property. The position will require some light maintenance responsibilities as well.

    Responsibilities
    • Respond to housekeeping and basic repair work orders in a timely manner, resolving all issues and closing work orders within 24 hours of submission
    • Transport equipment, furnishings and appliances to work area
    • Assist with the turning of vacant units within three business days
    • Perform clean-up of work areas
    • Maintain grounds through trash management and landscaping
    • Prepare for/respond to weather phenomena such as hurricanes, tornadoes, flooding, snow, ice, etc.
    • Maintain cleanliness of maintenance shop
    Requirements
    • High school diploma or equivalent
    • Able to lift up to 75 pounds
    • Must be able to work in all weather conditions.
    • Strong verbal, written and customer service communications are essential.
    • Positive attitude.
    • Team player.
    • Willingness to learn.
