    Position Summary

    Southern Land Company, a national real estate development and construction firm, is seeking a full-time Service Manager to join our dynamic team in Northglenn, CO.

    Arden Karl’s Farm is offering an exciting opportunity for an individual who is passionate about providing world class customer service. The successful candidate must be well-versed in all aspects of property operations including leasing and lease ups, construction, maintenance, rent collection, financial reporting, and resident retention. The candidate must also be detail oriented with a demonstrated ability to work independently and while successfully managing the competing demands of the property.

    Arden Karl’s Farm is a collection of multifamily residences at the Karl’s Farm development in Northglenn, Colorado. Arden will feature 385 townhomes and studio, one, two, and three-bedroom apartment homes, offering residents diverse options for unique living experiences. They will feature a boutique, modern industrial style that mixes warmth with sleek metals and concretes to deliver a modern farmhouse feel that ties into the larger Karl’s Farm development. The project will offer a robust collection of amenities, including a pool, private outdoor spaces, dog spa, bike shop, and shared workspaces. It will also feature activities and entertainment programming as well as concierge services.

    Primary Responsibilities

    • Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.
    • Monitor and evaluate the physical condition of the community and correct unsafe conditions, install locks, parts, safety devices and make repairs as needed.
    • Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, shutters, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, and other equipment as required.
    • Operate community within budgeted guidelines.
    • Supervise activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders.
    • Assist in hiring staff and evaluating service employee performance.
    • Assist in the preparation of annual budgets for operating and capital expenditures.
    • Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required.
    • Maintain and schedule 24-hour emergency coverage, alternating on-call requirement.
    • Move appliances, equipment, furniture as needed in accordance with generally accepted safety precautions.
    • Perform routine preventative maintenance on equipment.
    • Handle make-readies in a timely manner as directed by General Manager.
    • Ensure adherence to uniform policy.
    • Supervise all aspects of maintenance on community, including staff, vendors, and contractors.

    Skills/Knowledge/Experience

    • Knowledge of HVAC and Plumbing
    • Knowledge of energy mgmt. systems (EMS) or building automated system (BAS)
    • Knowledge of lighting, power systems, and energy consumption
    • Knowledge of communication and alarm systems
    • Knowledge of basic interior and exterior building maintenance
    • Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
    • Strong leadership skills and attention to detail
    • Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
    • Ability to anticipate the maintenance needs of the property
    • Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
    • Possible exposure to changing weather conditions and chemical fumes
    • Ability to analyze problems and develop solutions
    • Ability to keep sensitive information highly confidential
    • Excellent written and verbal communication skills
    • Strong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors
    • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion
    • Ability to work independently, prioritize work, and ask for further clarification when necessary
    • Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events

    Education and Experience

    • High School diploma or equivalent
    • Valid Driver’s license
    • 5 years practical experience, verification of maintenance experience, and demonstrated skills
    • Experience managing a service team
    • Fair housing training
    • EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification
    • Knowledge of OSHA requirements

    Preferred Qualifications

    • Yardi experience preferred
