Land Acquisition Manager
Overview Summary of Position Requirements
Reporting directly to the Vice President of Land and responsible for sourcing, investigating, negotiating, evaluating, and analyzing new land acquisition opportunities for the company.
Responsibilities Primary Duties and Responsibilities
• Responsible for identifying, sourcing, researching and evaluating land acquisition opportunities for the company.
• Responsible for monitoring market activity, competitor pricing, value, absorption and trends.
• Responsible for the preparation of financial modeling (i.e., proformas) and competitive market analysis reports for perspective land deals.
• Assist in preparation of due diligence and other feasibility materials, as needed.
• Responsible for the preparation of agreements of Sale, letters of intent and other land acquisition related documentation.
• Responsible for the preparation and maintenance of various deal tracker/pipeline reports.
• Responsible for negotiating land purchase pricing and terms.
• Responsible for establishing and maintaining a network of landowners, colleagues, consultants, developers and brokers to bring a continuous flow of land acquisition opportunities to the company.
• Responsible for the preparation of market maps, aerials and other exhibits as requested.
• Other duties as assigned.
Education Requirements and Qualifications
• College degree required, preferably a bachelor’s degree in business administration, engineering, economics, urban planning, finance, real estate or another related field.
• A minimum of 1-3 years of experience in land acquisition with a residential home builder or land development company. Prior experience in acquiring land in the Central and Eastern Pennsylvania markets is preferred.
• Strong analytical skills and computer literacy, including word-processing, spreadsheet preparation and analysis, project scheduling and data management software.
• Experience in the use of market research and land database research software and research tools is required.
• Strong oral and written communication skills with the ability to communicate effectively.
• Highly organized and able to prioritize and multi-task and produce in a fast-paced environment.
• Must be highly motivated, self-managed, detail-oriented and a problem-solver able to deal with complex situations and ambiguity.
Salary
$100K - $120K (depending on experience)
