    Tectonic Engineering Consultants is currently seeking a full-time Site Acquisition Specialist to work on various telecommunications projects based out of our Irvine, CA Office.
    ESSENTIAL FUNCTIONS
    • Assisting in the research, review, and analysis of tax maps, zoning maps, and property maps;
    • Performing initial site visits to select site locations to meet client needs, including taking photos, drawing sketches, and documenting observances, such as the area layout, existing structures, and existing utilities;
    • Assist in the process of securing leases for the client, including lease review and negotiations;
    • Assisting with communicating and coordinate site activities with construction management, environmentalists, engineers, attorneys, and other necessary contacts to ensure successful site completion; this may include participating in regular site walks on the construction sites and overnight travel to visit sites;
    • Obtain permits, including communicating with legal counsel and municipalities as needed;
    • Attend zoning meetings with client's legal counsel;
    • All other duties as required.
    QUALIFICATIONS
    • A minimum of two years of experience in site acquisition, leasing, and zoning; experience on wireless telecommunication projects is required; Associate's Degree or higher in Real Estate, Urban Studies, Paralegal Studies, or similar is a plus; HS Diploma/equivalent required;
    • Ability to acquire a valid California Real Estate License within one year of hire;
    • Exposure to the negotiation of leases within the wireless/telecommunications industry, as well as the ability to read, understand, and interpret related legal documents;
    • Must be detail oriented;
    • Excellent oral and written communication skills, as well as good interpersonal skills to effectively coordinate with clients, supervisors, and site managers regarding site progress;
    • Basic proficiency in Microsoft Office Suite, with ability to use required client software;
    • Requires a valid, acceptable driver's license and personal vehicle to travel to meetings and site visits.
    PHYSICAL REQUIREMENTS
    While performing the essential functions of this position, the employee is frequently required to assume a stationary position, handle, inspect, and/or feel documents, materials and/or equipment relevant to the job and communicate about same. The employee will also need to process manual and computer generated documents, and will be required to communicate using the Corporate e-mail and telephone systems. In accordance with the level of visual detail required for this position, close vision, depth perception, and the ability to adjust focus are required for this position. They may be occasionally required to move around on a job-site, including ascending or descending on the landscape or on a ladder, and positioning themselves appropriately to obtain necessary specifications. The employee may be occasionally required to lift and/or move equipment and materials up to 10 lbs. This position may involve occasionally operating a motor-vehicle, which may require assuming a stationary position for extended periods of time.

    Tectonic's goal is to compensate employees fairly and equitable across all positions Companywide. Our advertised pay ranges are representative of our good faith effort to provide a reasonable anticipated salary range. The offered pay may be outside of the provided salary range based upon the selected candidate's work location, experience, education, certifications, and capabilities compared to the advertised position.
    Pay Range: $70,000 - $90,000 / year
