The Opportunity
We are looking for a Leasing/Assistant Community Manager for our multi-family community in Marysville, California. The position reports directly to the Community Manager. Responsibilities include resident screening, inspecting units, rent collections, delinquency, marketing, appropriately resolving resident conflicts and effectively running daily operations. The ideal candidate will have 1-2 years of Multi-Family Property experience such as a Leasing Consultant and/or assistant Property Management.
Primary Responsibilities- Completes lease form or agreement and collects rental deposit
- Responsible for ensuring the “model” apartments and target apartments are ready for show
- Responsible for leasing to prospects
- Develop full knowledge of application information required, screening processes and policies regarding rentals
- Responsible for the move in and move out processes
- Responsible for maintaining work areas and office in a clean and orderly manner
- Thorough knowledge of lease terms, specifications and all community policies
- Knowledge of required telephone and sales techniques
- Knowledge of current market conditions
- Fully informed of current rental rates, sizes, locations and all amenities of property
- Responsible for “shopping” competitive properties
- Stay up to date on laws/Fair Housing training
- Responsible for keeping resident renters’ insurance valid
- Assist manager with keeping vendor insurance valid
- Develop and maintain an on-going resident retention program under direction of Community Manager
- Responsible for playing an active role in the lease renewal process
- Responsible for proper maintenance of all resident and property files
- Assisting manager with weekly reports
- Assisting Manager with any other duties needed
Do you fit the Bill?- High School Diploma
- Will consider 1-2 years’ experience as leasing consultants
- Thorough knowledge of the operations of a residential community including day-to-day operations with maintenance, residents, and housekeeping functions
- Ability to communicate effectively with residents, vendors, employees and supervisors regarding property operations or personnel issues to ensure smooth property operation
- Must be proactive and able to prioritize workload, manage challenging situations, and meet deadlines
- Must have knowledge of standard residential lease provisions, Fair Housing guidelines, and other California tenant-landlord laws
- Must have a valid California Driver’s License
- Must pass a pre-employment drug test and background check
