Maintenance Planner, Sr. devises plans and programs for routine preventative maintenance and scheduled turnaround events at a plant or production facility. Accurately defines and estimates required work requests and maintains a consistent tracking system for work orders. Being a Maintenance Planner, Sr. develops inspection and survey procedures to ensure an effective preventative maintenance system. Works closely with technicians, engineers, operations, and managers to establish a schedule of proactive maintenance activities during appropriate downtime. Additionally, Maintenance Planner, Sr. utilizes planning and scheduling methods to ensure the most effective and least disruptive maintenance possible. Typically uses a computerized maintenance management system (CMMS) for tracking and planning maintenance. Monitors spare parts inventory to ensure availability of required parts. Typically requires a bachelor's degree or equivalent. May require a Certified Maintenance & Reliability Professional (CMRP) certification. Typically reports to a manager or head of a unit/department. The Maintenance Planner, Sr. work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters.     Performs a variety of routine and complex technical and professional work in the current and/or long-range planning of the City and the development and implementation of land use and related policies and regulations.

    SUPERVISION RECEIVED:
    Works under the general supervision of the Planning & Zoning Director

    Essential Duties and Responsibilities

    Assists in the development of short- and long-range plans, gathers, interprets, and prepares data for studies, reports, and recommendations.

    Provides technical and professional advice, makes presentations to supervisors, boards, commissions, councils, civic groups, and the general public; provides information on land use applications, ordinances, codes, plans and related planning programs, services or regulations to architects, engineers, developers, contractors, owners, community groups and interested persons.

    Conducts technical research studies and prepares statistical reports and recommendations for drafting or revising local legislation and plans, projecting trends, monitoring socio-economic data, etc. Prepares a variety of studies, reports and related information for decision making purposes.

    Assists in the development and implementation of growth management, land use, economic development, utility, housing, transportation, facilities, solid waste or other plans and codes to meet the City’s needs and any inter-governmental agreements or requirements.

    Evaluates land use proposals for conformity to establish plans and ordinances; evaluates proposals’ development impact as they relate to the adopted plans of the City and makes recommendations; evaluates land use applications and site plans for compliance with applicable local, state or federal laws; monitors assigned land use applications through the approval stages and prepares reports and related data as required.

    Provides staff support to the Planning Commission and City Council as needed and assigned; prepares planning reports and supporting data including recommendations on various land use proposals.

    Evaluates environmental information and recommends mitigation measures to reduce adverse impacts of development.

    Assists City Staff in the enforcement of local ordinances and in interpreting City codes and master plans, designs for parks, streetscapes, landscapes and other municipal projects.

    Updates a variety of maps; prepares graphics and maps for a variety of reports, plans, grant applications and publications of meetings. Prepares written components relating to geographics, maps, plats, site plans, etc... Assists in maintaining data bases of information for planning purposes.

    Participates in the accomplishment of organizational, departmental and workgroup goals and objectives. Exhibits a service orientation toward customers and maintains productive working relationships.

    Performs other duties of a similar nature or level as assigned.

    PERIPHERAL DUTIES:
    Assists in the Building division as needed.

    Serves as a member of various staff committees as assigned.

    Attends professional development workshops and conferences to keep abreast of trends and developments in the field of municipal planning.


    Desired Minimum Qualifications

    Education and Experience:


    • Graduation from an accredited four-year college or university with a degree in land-use planning, urban planning, landscape architecture, public administration, or a closely related field.
    • Comparable combination of education and experience

    Necessary Knowledge, Skills and Abilities:
    • Considerable knowledge of zoning laws and comprehensive plans including their formation, process of adoption and enforcement. Considerable knowledge of planning programs and processes. Working knowledge of Personal Computer and Geographic Information Systems.
    • Skill in the operation of the listed tools and equipment.
    • Ability to communicate effectively orally and in writing with architects, contractors, developers, owners, supervisors, employees, and the general public. Ability to establish effective working relationships.

    Special Requirements

    A valid state driver license or the ability to obtain one.

    TOOLS AND EQUIPMENT USED:
    Personal computer, including word processing, motor vehicle, calculator, phone, copy and fax machines and various graphic design tools.
