Maintenance Planner, Sr. devises plans and programs for routine preventative maintenance and scheduled turnaround events at a plant or production facility. Accurately defines and estimates required work requests and maintains a consistent tracking system for work orders. Being a Maintenance Planner, Sr. develops inspection and survey procedures to ensure an effective preventative maintenance system. Works closely with technicians, engineers, operations, and managers to establish a schedule of proactive maintenance activities during appropriate downtime. Additionally, Maintenance Planner, Sr. utilizes planning and scheduling methods to ensure the most effective and least disruptive maintenance possible. Typically uses a computerized maintenance management system (CMMS) for tracking and planning maintenance. Monitors spare parts inventory to ensure availability of required parts. Typically requires a bachelor's degree or equivalent. May require a Certified Maintenance & Reliability Professional (CMRP) certification. Typically reports to a manager or head of a unit/department. POSITION SUMMARY
The Administrative Assistant is solely responsible for a range of systems required to efficiently execute quality property management over a seven-state region. In addition to handling incoming and outgoing communication, filing and clerical work, the AA would also be in charge of maintaining complex digital filing systems and excel databases, document review and preparation as well as maintaining up to date documents and files. The AA is responsible for scheduling daily meetings and creating a proactive work environment with clear communication with CEO, VPO, and Project Coordinator. The AA shall be self-motivated and self-managed. This position requires a significant amount of detailed learning and trust to perform complex, high-level duties.
PRINCIPAL DUTIES AND RESPONSIBILITIES
Excellent communication and customer service skills to interact, via phone and email, with employees and subs regarding any service issues, concerns, or dispatches.
Daily monitoring of Dispatch Open Report to assure completion due dates are always met.
Ability to think on your feet, think problems through, think proactively and ask for details when needed.
Daily follow-up on all open items on your plate.
Maintain all processes, already in place.
Efficient use of time.
Self-evaluation, self-improvement, and goal-setting.
Intermittently Recruit, hire, and train new employees and sub-contractors and process all paperwork with efficiency and clarity.
QUALIFICATIONS
Bachelor’s preferred.
Experience preferred.
Ability to maintain a positive attitude and friendly demeanor with employees, sub-contractors, and staff.
Ability to work well in a fast-paced, team environment.
Knowledge of Microsoft Office with proficiency in Excel.
Proper telephone and email etiquette necessary.
