Maintenance Supervisor Essential Job Functions
- Performs all duties and responsibilities incumbent upon a maintenance mechanic including carpentry, masonry, painting, heat and air conditioning, appliances, exterminating, swimming pools, and reading plans and drawings.
- Coordinates daily with Property Manager on overall maintenance programs, projects and expenditures.
- Coordinates with Property Manager and Regional Director on mass purchasing, contractual projects and programs, problem areas, budgeting, hiring, and training.
- Must be aware of physical condition of property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
- Inspects vacant units, buildings, grounds, and public areas periodically.
- Schedules, controls, and maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
- Must maintain or supervise pool pumps, motors, chemicals, etc.
- Must maintain or prevent liability with amenities such as fitness center, playground, pools, etc.
- Ensures that all make-ready repairs and services are completed correctly and on schedule.
- Changes locks and make keys.
- Institutes and manages system for handling resident service requests. Correct situations within 24 hours when possible.
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Performs maintenance tasks personally or delegate to assistants. Oversee and occasionally inspect work performed by assistants.
- Schedules maintenance personnel (if applicable) in conjunction with Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
- Assists the Property Manager with overseeing maintenance budget
- Assists with payment of bills, prepares budgets, and coordinates non-budgeted items with Property Manager.
- Responsible for supervising, working with contracts, and managing contractors.
- In conjunction with Property Manager interviews/hires/disciplines/ and evaluates support maintenance staff.
- Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.
- Coordinates with Property Manager to approve overtime and inspect work to ensure time was used appropriately.
Knowledge, Skills & Abilities
- Minimum of three (3) plus years of maintenance experience preferred.
- Minimum of one (1) year experience supervising maintenance staff.
- Refrigerant Transition and Recovery Certification (types I and II)
- Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
- Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
- Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
- Proficiency in plumbing repairs and troubleshooting
- Ability to provide technical assistance to other maintenance associates
- Ability to maintain high ethical standards
- Organizational skills to enable effective management of multiple, shifting priorities
- Ability to perform in a busy, changing, multi-tasking work environment
- Ability to pay close attention to detail and adhere to strict deadlines
- Ability to work overtime, evenings, weekends, or holidays as necessary
- Valid driver’s license required
- High School Diploma or equivalent experience required
