Materials Management Supervisor supervises daily operations and planning to optimize the flow of raw materials, supplies, and equipment from initial procurement to the final disposition and fulfill material requirements for volume, cost, and scheduling business operations. Uses material requirement plans to ensure the required flow of materials is maintained. Being a Materials Management Supervisor coordinates procurement, warehouse, and distribution operations and staffing to enable workflows crucial to the flow of materials. Troubleshoots and resolves operational roadblocks. Additionally, Materials Management Supervisor may require a bachelor's degree in area of specialty. Typically reports to a manager or head of a unit/department. The Materials Management Supervisor supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Materials Management Supervisor typically requires 3-5 years experience in the related area as an individual contributor.     Job Summary:
    As a Maintenance Supervisor, you'll be a key player in ensuring the smooth operation and upkeep of our properties. From overseeing maintenance teams to coordinating repairs and improvements, your role is vital in maintaining our high standards.


    DUTIES/RESPONSIBILITIES:

    Supervisory Skills:

    • Perform initial evaluations of building systems and distribute work orders; prioritize most urgent requests
    • Oversee and coordinate a maintenance team; hires, trains, inspect work completed – provide feedback to the team concerning opportunities for improvement
    • Direct the follow-up and follow-through of work orders; confirm work is complete, accurate, including resident satisfaction
    • Evaluate problematic systems and determine the needed repair
    • Proactive approach to maintaining the property
    • Assist Director with budget preparation and oversight
    • Coordinates staffing and shop-set up of new communities according to MDI guidelines 
    • Must place orders always maintaining budget guidelines
    • Assist properties with proper scheduling ensuring down days are kept to a minimum ensuring proper scheduling and staffing.
    • Maintain confidentiality of sensitive information and support professional relationships with staff.
    • Must encourage and coach employees the importance of customer service and resident retention. 
    • Must be proactive on possible upcoming events, try to foresee the future and have a plan in place.
    • Work with properties and corporate on ways to cut cost
    • Work with vendors to ensure we are always getting the best rate.  Checking in on pricing and getting competitors pricing 2 times a year to ensure we are getting the best rate.
    • Conduct property walks 2 times a year per property, ensuring capital improvements are in the budget.
    • Have relationships with all vendors
    • Review financials monthly


    • Knowledge of AppFolio and Google Drive preferred
    • Maintain records of preventive maintenance, service request, and make ready status of all vacant apartments
    •  In charge of overall landscaping of all properties
    • Make lists monthly for all properties on items that need to be completed by landscapers and ensure that they are done.
    • Diagnose and perform minor or routine maintenance or repair involving:
      • Electrical & Plumbing
      • A/C and heating
      • Appliances
      • Stairs, gates, fences, patios, and railings
      • Interior/exterior lights
      • Gas fixtures and appliances
      • Fireplaces, ceiling fans
      • Water irrigation systems


    Maintenance Skills:

    • General knowledge of the following:
      • Drywall repair
      • Appliances – repair and installation
      • Plumbing Electrical
      • Common understanding of carpentry
      • Ability to troubleshoot maintenance issue and execute appropriate repair
      • Landscaping

    Safety Responsibilities:

    • Learn and ensure compliance with all company, local, state and federal safety rules.
    • Ensures that unsafe conditions are corrected in a timely manner.
    • Use protective equipment when necessary following all safety procedures



    REQUIREMENTS:

    • A minimum of 4 years previous residential apartment maintenance supervisor experience of 300 units
    • Must have property management maintenance experience
    • Must be familiar with the maintenance demands of commercial, storage facilities and multifamily properties
    • Must stay current with building and safety codes and regulation for each city and county the properties are located in
    • Required to pull permits when needed
    • Must have experience working with architects and system inspectors
    • Positively lead, coach, and mentor other maintenance team members
    • Weekends/holidays may be required
    • Excellent customer service skills and the ability to remain calm in a difficult situation
    • Must be able to participate in the on-call rotation
    • Must have a valid driver license and proof of automobile liability insurance coverage
    • Proactive, forward-thinker who demonstrates initiative to get the job done
    • Fair Housing and tenant landlord knowledge
    • Must be willing to travel
    • Must take additional training and classes if needed or required


    Additional Requirements:

    • Attendance is an imperative job function.
    • Employees must comply with policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or writing) to employees.
    • This position requires being outdoors in all conditions for extended periods of time. 
    • This position requires lifting heavy objects 50 pounds or more, working with power tools, climbing ladders, bending, squatting, kneeling, pushing and pulling
    • This position requires frequent exposure to paint or cleaning solvents, adhesives, paint fumes etc.
    • This position requires reliable transportation
    • This position requires a cellular device to be used for communication throughout the work day
    • MDI requires maintenance supervisors to be the most knowledgeable in their field.  You must know how to perform all aspects of the job and as stated on the maintenance position duties description.
