RESIDENT MANAGER
The Resident Manager will maintain tenant relations, apartment turnover, and perform custodial, preventative and grounds maintenance, under the supervision and guidance of the Asset Property Manager.
Essential Duties & Responsiblities
Tenant Relations & Administration
- Actively participates in staff meetings, including tenant meetings, case management meetings, planning sessions and retreats, and related agency meetings, as assigned.
- Immediately reports any suspected abusive situations or community conflicts to Model Cities’ Director of Community Services, Director of Community Development, Property Manager, or Case Manager.
- Immediately reports any activities regarding tenants’ safety and concerns to Model Cities’ Property Manager. Completes incident report and submits to Property Manager within 24 hours.
- Participates in professional development activities, both in-service sessions and external training.
Property Maintenance
- Must be a full-time resident of a Model Cities owned apartment and be accessible to respond to tenant issues and emergencies at hours beyond normal work day hours. Available to give access to PHA inspectors, furniture deliveries, and contractor access and clean vacant apartments after it’s been prepped for occupancy.
- Assists property management staff with move-in, move-out walkthroughs and inspections.
- Performs care-taking duties at various Model Cities’ properties based on daily, weekly and/or monthly schedules, including but not limited to: general cleaning which includes common areas (hallways, community rooms, laundry rooms, mechanical room, and storage rooms), and tracking janitorial supplies for re-ordering.
- Performs a variety of basic preventative maintenance and general repairs on building equipment, including changing light bulbs, smoke detectors and other minor repairs, and door locks.
- Clean sidewalks, parking lots, and other exterior environment at Model Cities’ properties, as scheduled. Assist in snow and ice removal using hand tools, ice melt, and sand and assists with cleaning sidewalks immediately after a snowfall during business hours. Performs maintenance and upkeep of grounds in clean and orderly appearance, and free of known hazards, including mowing lawns as a backup, and cleaning.
- Maintains ongoing contact with tenants to ensure their concerns are taken care of in a timely and professional manner. Works closely with property management staff and assists in communications with maintenance contractors as assigned.
- Adheres to all building safety requirements. Follows cleaning, sanitizing, and safety protocols and schedules. Assists in evacuation drills and other safety audits. Adheres to all Building Safety requirements.
- Works closely with the property management staff in identifying areas for special attention and repair.
Performs other duties as assigned.

MINIMUM QUALIFICATIONS:
- Must be a full-time resident of the apartment upon hire and must be accessible to residents for emergencies at odd hours and during the weekend.
- High school diploma/GED.
- This position requires using the company vehicle, and the person employed in this position must have a valid Minnesota Driver’s license.
- Previous experience in custodial services and general maintenance preferred.
- Any relevant licenses and/or certifications are helpful.
- Criminal background check and drug and alcohol tests may be required for this position, and will be conducted in accordance with applicable law.
Schedule:
- Monday-Friday (some flexible scheduling based on on-call demands)
- On call availability evenings and weekends to address tenant concerns or emergencies
