Position: Development Project Manager

Purpose: The FTC Development Project Manager will report to the CEO, in addition to providing thorough communication with clients. This role will be responsible for bringing to life projects that impact the communities in which we work. They will manage all phases of the project timeline including pre-development, development, construction and post-construction.

Job Responsibilities:

• Pre-development
• Site selection and market analysis
• Site plan & building design
• Land use, zoning and codes
• Permitting requirements and approval process
• Entitlements required, approval process
• Subdivision approval process
• Tenant criteria
• Develop project schedule in alignment with purchase agreements
• Soft and hard cost estimating
• Public incentive review
• Pro Forma modeling
• Development
• Manage project team
• Manage due diligence phase
• Title, Survey, ESA, Geotech
• TIS & DOT pre-app meeting
• Storm water pre-app meeting
• Wetlands assessment
• City pre-apps
• Public incentive meetings
• Final site plan
• Final building elevations
• Entitlement applications
• Confirm pro forma underwriting & project schedule
• Production of construction documents
• Submission for all permits
• Review of CD’s and obtain construction bids for approval
• Finalize lender proforma
• Review loan agreement
• Collaborate with teammates during weekly meetings to obtain approvals, permits, and all other requirements necessary to property acquisition
• Land and loan closing
• Construction
• Pre-construction meetings with General Contractor and Government Authorities
• Weekly construction reports to executive team and tenant reps
• Completion of utility company agreements
• Routine job site visits
• Monthly on-site pre-app meetings
• Monthly job cost reports to Executive Team
• Obtain certificate of occupancy
• Supervise punch list items
• Work with tenants for successful grand opening
• Turnover to Property Management department
• Work with the disposition team if a project is being sold

Skills Needed:

• Acute attention to detail
• Strong communication with internal and external team members
• Proficient time management skills
• Ability to juggle and prioritize tasks
• Familiarity with project management softwares, G-suite platform (Gmail, Google Drive, Google Calendar, etc)
• Financial and investment analysis
• Ability to build budgets and write contracts
• Proficient in coordinating and managing third parties
• Strong execution

Compensation:

• Salary $150,000, may vary based on level of experience and skill set (opportunity for advancement)
