The Maine Mineral & Gem Museum is seeking a Director of Facilities with 5 years of experience to supervise the security, maintenance, operations, and housekeeping functions for our four facilities in Bethel, Maine. This is a full-time, on-site, exempt position that reports to the Executive Director. Compensation is somewhat negotiable, depending on experience and abilities.
Primary responsibilities include but not limited to:
· System operations, maintenance, and repairs for all locations, including planning, procurement of services, management of services, establishment of user interfaces (e.g. building management systems, security devices, etc.), managing HVAC parameters throughout the year, scheduling regular maintenance, trouble shooting, management of maintenance contracts, maintenance of records and management of warranties.
· Hire, train, motivate and develop reporting staff members.
· Oversee all building repairs, maintenance, and service contracts for all locations, to include but not limited to contractors, security, garbage collection, HVAC, pest control, snow removal, and landscaping to ensure work is being completed to acceptable standards.
· Establish and maintain safety standards in facilities work activities and ensure proper use of chemicals and equipment in facilities maintenance and landscaping activities.
· Develop and update Emergency Plan, including procedures and schedules for emergency drills.
· Provide support when needed on construction projects.
· Responsible for the oversight of 24/7 building security at all locations including: establishing and maintaining security requirements; secure, and manage security service contracts/apps to ensure the safety and security of buildings, employees and visitors; if serving as staff member on call, respond to building alarms, acts as the emergency contact person during off hours, establish and coordinate emergency preparedness plans at all locations.
· Manage and schedule all facilities-related deliveries and pickups, including collection and removal of garbage and recyclables.
· Consult with the Curators on matters pertaining to the collections including maintenance, damage, breakage, installations, etc.
· Oversee the housekeeping functions for all locations and ensure work is being completed and up to acceptable quality standards.
· Coordinate the set-up for all events or group meetings as requested, including set-up, movement of furniture, food and beverage table set-up, equipment, and furniture rentals, if needed, and determining and arranging extra staff/restroom supplies as needed.
· Manage inventory of all stored facilities equipment, office equipment, allocate all storage spaces and enforce standards for supply/equipment and space utilization.
· Liaise with IT vendor and assist when needed.
Requirements:
· Bachelor’s degree.
· 5 years of related experience, including building maintenance and operations, security, staff development and management. Comfortable with use of technology and basic programs/apps.
· Experience negotiating and working with external service providers, establishing contracts, contract administration, payments, and scheduling.
· Strong managerial experience with internal staff and external vendors.
· Ability to coordinate activities and events, analyze diverse situations and recommend appropriate courses of action.
