We are a growing company looking for a strong leader to join our Community Development Team. The Director of Community Development’s primary role is to identify land opportunities in markets where our product can add value to our customers by creating awesome communities that change the way people live. From acquisition, entitlement, engineering 3D modeling, funding, development and lot turnover, Community development Handles it.

Below are responsibilities specific towards this role for clarity purposes, but at Holland Home we know that we are all willing to do whatever necessary to help the team, working together to accomplish the overall mission.

Responsibilities :

• Maintain a pipeline of lots that meet the market needs ahead of the projected growth goals of Holland Homes.
• Hire, Train, and Develop a team to perform all the following tasks and keep up with the growing demands of the company through process implementations and team development
• Identify new community opportunities by finding land in desired markets
• Achieve entitlements prior to closing on the land allowing for the Holland Homes Product to be built at market Price
• Including but not limited to attending planning commission meetings and city council meetings
• Building relationships with local municipalities
• Manage having full construction set of Civil Engineering plans completed for each community
• All permitting, mitigation and approvals necessary to perform all work necessary to provide platted lots to the Production team
• Create a proforma of all project cost to deliver tot eh Owner for approval of Project profitability
• Acquire Funding through either financing or private investor or both for each project
• Manage investor relationships, including but not limited to holding monthly investor meetings
• Liaison between lending institutions for all project budgets and funding packets, including getting commitment letters, loan closing and loan administration and draws
• Have the horizontal infrastructure work completed on time, under budget and within our quality standards through each Phase of the Development
• Manage all payment requests and draw request for 3rd party contractors
• Lead a team of Engineers/Designers through the Head of Engineering to Create a full 3D Model for every community, producing all deliverables to Leadership and Production on time
• Attend all Lead Team meetings - weekly on Mondays, including quarterly company & annual retreats
• Lead weekly 1:1 with each team member
• Hold weekly team meeting (All-staff with Community Development Team on Mondays)
• Have at least 2 times a month where you meet with the engineering team to work on process improvement and team growth – “Process Briefings”
• Attend all Core team functions- 2nd Mondays monthly and 5Th Mondays 4 times annually
• All property contracts and financial commitments must be signed and approved by the Owner

Job Type: Full-time

Area: Auburn, AL or Birmingham, AL – but must commute weekly back and forth

Salary: $75,000 - $100,000 per year
