Product/Brand Management Director manages, develops, and oversees the implementation of marketing activities to maximize sales of a brand. Analyzes brand performance, brand competitiveness, and product trends in the marketplace and develops marketing strategies for a brand. Being a Product/Brand Management Director reviews marketing metrics to determine the effectiveness and value of marketing strategies or campaigns. Leads the development, curation, and deployment of marketing content and identifies effective sales channels. Additionally, Product/Brand Management Director translates marketing initiatives into specific projects and actionable plans. Works with management and team leaders to identify and implement appropriate sales strategies or improve direction for current campaigns. Ensures product and brand initiatives are consistent and support the organization's public image. Requires a bachelor's degree. Typically reports to a director. The Product/Brand Management Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Product/Brand Management Director typically requires 3+ years of managerial experience.     The Director of Commercial Real Estate has a pivotal role in overseeing and managing the commercial real estate activities of an organization. This position involves acquisitions, lease administration and renewals, portfolio management, Common Area Maintenance (CAM) management, and ensuring excellent customer service to tenants. The Director will develop and implement strategies to optimize the organization's real estate portfolio while fostering positive tenant relationships.


    Gillespie Group requires background and drug screening as a condition of employment. A valid driving license, reliable transportation, and current automobile insurance are required. The position requires individuals to furnish their vehicle to fulfill all the job’s functions.

    Key Responsibilities:


    1. Leasing and Tenant Management:

    •  Lease renewals and ensure terms are favorable to the organization while keeping tenants in place and limiting vacancies.
    •  Oversee tenant relations, address issues promptly, and ensure high customer service.
    •  Implement customer service initiatives to enhance tenant satisfaction and retention while ensuring work is billed correctly and allocated per the lease agreement.

    2. Portfolio Management:

    •  Manage and optimize the organization's commercial real estate portfolio through maximization of Net Operating Income (“NOI”).
    •  Monitor market trends and property performance to make informed strategic decisions.
    •  Implement cost-effective measures to enhance the value of the portfolio.
    •  Oversee Common Area Maintenance (CAM) processes, ensuring accurate budgeting, reconciliation, and compliance.
    •  Collaborate with the facilities team to maintain the asset in a “Best in Class” manner and ensure that approved Capital Expense (“Cap-Ex”) projects are on track.

    3. CAM and NNN Management:

    • Develop and administer CAM budgets for each property.
    • Collaborate with property management teams to ensure proper implementation of CAM charges and reconciliation processes.
    •  Address disputes related to CAM charges and work towards equitable resolutions.
    •  Stay informed about industry best practices and trends in CAM management.

    4. Customer Service to Tenants:

    • Establish, maintain, and expand relationships with tenants to understand their needs and concerns.
    • Implement customer service programs and initiatives to enhance the overall tenant experience.
    • Address tenant inquiries and concerns promptly, ensuring high levels of satisfaction.
    • Deliver exceptional customer service at all levels.


    5. Financial Management:

    • Develop and manage budgets for commercial real estate properties.
    • Monitor financial performance, analyze variances, and implement corrective actions as needed.
    • Collaborate with the accounting team to ensure accurate financial reporting.
    • Ensure maintenance requests are billed according to the lease agreement.

    6. Legal and Regulatory Compliance:

    •  Stay informed about local, state, and federal commercial real estate regulations.
    •  Collaborate with legal counsel and third-party experts as needed.

    7. Team Leadership and Collaboration:

    • Train, lead, and motivate a team of real estate professionals
    •  Foster a collaborative and high-performance team culture.
    •  Customer-first, problem-solving mentality
    •  Ability to predict (long term and short term) as well as ability to prioritize
    • Collaborate with other departments, such as development, finance, legal, and  marketing, to achieve organizational goals. 

    Requirements

       

    Qualifications:

    • A bachelor’s in business administration, Finance, or a related field is preferred.
    • Proven experience in commercial real estate management, focusing on portfolio optimization, CAM management, and tenant relations. Certified Property Manager (“CPM”) designation is a plus but not required. 
    • Real Estate Salesperson/Broker license for Michigan
    • Strong financial analysis skills and understanding of commercial real estate trends.
    • Excellent negotiation, communication, and customer service skills.
    • Knowledge of legal and regulatory aspects of commercial real estate.
    • Leadership and team management experience.
    • Familiarity with commercial real estate terminology, resources, software, and technology.
