Project Management Director develops and directs project management operations and strategic planning to meet organizational goals.     POSITION OVERVIEW

    We are seeking a dynamic individual to bolster our growing development team. Initially, this role will encompass comprehensive development and project management responsibilities, including feasibility analysis, budgeting, scheduling, due diligence, entitlements, design oversight, construction management, procurement, and pre-opening preparations. As our organization expands, this role will evolve to refine internal processes and champion best practices alongside a team of development-focused managers—always keeping at arm’s length from day-to-day development and project management.

    While supported by a diverse team with extensive industry experience, candidates with a background in ground-up real estate development and construction management are strongly preferred.

    RESPONSIBILITIES (Including performing and managing processes as needed)

    Spearhead the creation, refinement and implementation of key processes and best practices.

    Identify and assess development and project management opportunities, ensuring feasibility and viability.

    Oversee due diligence and entitlement processes, collaborating with local authorities and stakeholders to secure project approvals.

    Develop project budgets, schedules, and determine program expectations.

    Manage project finances, including budget tracking, expense management, and liaison with accounting for monthly reporting and draw submissions.

    Negotiate contracts and critical legal documents to mitigate project risks effectively.

    Design and implement a robust RFP process for contractors and consultants.

    Conduct thorough reviews of design documents, ensuring completeness, constructability, and compliance with project requirements.

    Assess final GMP for completeness and identify value engineering opportunities.

    Build and manage project teams throughout the project lifecycle.

    Conduct regular site visits to monitor project progress effectively.

    Interface with clients and partners, fostering strong relationships through effective communication and leadership.

    Provide mentorship and guidance to junior team members.

    Oversee project closeout and delivery activities.

    QUALIFICATIONS

    Bachelor’s degree in Architecture, Construction Management, Engineering, Real Estate, or related field required.

    Minimum of 10 years of industry experience, with a proven track record in managing various development phases.

    Demonstrated experience leading multiple development projects and teams concurrently.

    Exceptional leadership, communication, organizational, and customer service skills.

    Strong initiative and drive for continuous improvement.

    Excellent problem-solving abilities and interpersonal skills.

    Ability to work independently and collaboratively within a team environment.

    Proficiency in CPM scheduling.

    Experience in the hospitality sector preferred but not required.

    Ability to manage strict deadlines and prioritize workload effectively.

    Willingness to work overtime and travel as necessary.

    COMPENSATION

    Salary: $140,000 - $160,000, plus bonus (depending on experience).

    Compensation may vary based on the candidate’s qualifications and competencies.
