A growing multifamily real estate company is seeking a Maintenance Director to oversee their Huntsville and Decatur Portfolio. This position will organize, direct and supervise the maintenance departments. In addition, this position will also assist in the construction management of projects and renovations including, but not limited to, planning, scheduling, coordinating, and overseeing the construction process.

Responsibilities:

• Procure bids and negotiate with vendors for projects.
• Oversee process and report on progress.
• Communicate with on-site team to facilitate the projects.
• Approve and hold vendors accountable for work completed.
• Orients, instructs and supervises maintenance personnel.
• Assigns duties and evaluates work performance of maintenance departments.
• Keep records of work performed and costs involved.
• Advises and consults with property managers on maintenance and repair needs concerning structure, equipment and grounds.
• Be able to perform any or all duties concerned with electricity, plumbing, painting, carpentry, HVAC, etc.
• Supervision of outside contractors when performing a service.
• Regular inspection of property and equipment for compliance with Quality and safety regulations.

Qualifications:

• At least two years experience in maintenance and various mechanical, electrical and plumbing systems.
• Knowledge of local codes, ordinances and safety regulations.
• Ability to plan and carry out programs in repair or new construction and/or installation.
• Knowledge of record keeping and cost estimating.
• Knowledge of supplies and equipment used by department and the care of this equipment.
• Must understand basic principles of property management.
• Must have a "get it done" attitude.
• Must possess strong leadership and motivational skills.
