Project Management Director develops and directs project management operations and strategic planning to meet organizational goals. Provides overall strategic governance for projects by establishing standards, processes, and tools used for effective project delivery. Being a Project Management Director establishes methodologies to set productivity and quality targets and to assess results for all projects. Responds to escalated project issues that may impede project delivery and coordinates solutions. Additionally, Project Management Director monitors and analyzes project metrics to identify weaknesses or problems and to propose operational improvements and cost savings for future projects. Responsible for leading the direction, completion, and outcome of all assigned building assessment projects and related services in accordance with ASTM standards and/or client specific scopes of work. This requires using knowledge of buildings, construction, and technical standards. This role will discuss the project site with site contact and munipal facilities. The Project Assessor will be required to travel to client project sites.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other job-related duties may be assigned in conformance with state and federal regulations.

7. Prepares a written report (using a computer, iPad, or other electronic device) that accurately describes onsite findings, taking into consideration any specialized client scope requirements. Uses information collected from the onsite assessment, including field notes, photographic documentation of the site, interviews with property owners, occupants, key site personnel and local government officials to write the report.
8. Ability to modify scope and technical writing needs based on the scope of work or service being executed, which will vary widely from project to project based on the property being assessed, the geographic location and site conditions.
9. Ability to leverage professional/technical expertise and judgment in developing the project plan and assessment.
10. Reviews pertinent property records as furnished by Client and/or property contact. Documented information will consist primarily of project contact supplied leasing literature, receipts from repairs and/or improvements, pending proposals, schedule of landlord’s responsible operating expenses, available relevant construction drawings, etc.
11. Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information.
12. Acts as technical lead, providing guidance and technical direction for specialized projects and protocols.
13. Meets or exceeds performance objectives for productivity and report quality.
14. Complies with federal, state and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action.
15. Protects operations by keeping company information confidential.
16. Delivers outstanding customer service through timely response and proactive solutions to clients’ needs.
17. Demonstrates BV’s guiding principles in support of the company's strategic goals.
18. Follows all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BV's quality standards and strategic initiatives.
19. Maintains safe and clean work area by complying with all procedures, rules, and regulations.
