Project Manager - Construction directs day-to-day construction project management planning and execution processes to meet project design requirements, schedules, and organizational financial objectives. Manages governance of projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle. Being a Project Manager - Construction uses comprehensive knowledge of construction processes and operations to set project productivity and quality targets. Monitors all project milestones, changes, and technical status reports. Additionally, Project Manager - Construction manages strategic client and contractor relationships and establishes clear lines of communication. Responds to escalated project issues that may impede project delivery and coordinates solutions. Analyzes project metrics to identify weaknesses or problems and propose operational improvements and cost savings for future projects. Typically requires a bachelor's degree. Typically reports to a manager. The Project Manager - Construction supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Project Manager - Construction typically requires 3-5 years experience in the related area as an individual contributor.     JOB SUMMARY:


    The Assistant Project Manager is responsible for assisting Project Managers and/or Superintendents in coordinating the activities of a project(s) to ensure cost, schedule, document control and quality standards are met.


    ESSENTIAL DUTIES & RESPONSIBILITIES:


    General Responsibilities

    • Assist the Project Manager(s) in all phases and aspects of the project(s)
    • Provide support to Field Staff and Office Administrator

     

    Work Deliverables – the results that are expected from a top performing Assistant Project Manager


    • Pre-Construction Due Diligence
      • Prepare and assist with pre-construction meetings
      • Review Owner contract and become familiar with terms & conditions
      • Provides a written list of contract specific deliverables to the GGA project team
      • Completes and distributes a project start-up document to PM and inputs all information into Procore
      • Creates and maintains the project directory in Procore
      • Distribute all short interval and overall project(s) schedules, and assist PM in the development and maintenance of the overall project(s) schedule
      • Assist PM in the procurement of supplemental subcontractor bids and materials pricing
      • Ensure subcontractors have the most recent scopes of work, and project requirements
      • Ensure superintendents and subcontractors have the most recent plans sets in both hard-copy (superintendent) and via Procore (subcontractors)
      • Obtain all necessary permits
      • Develop the ability to review all Contract Documents to become completely familiar with the project(s) requirements, scopes, and to identify long lead times and critical path items
      • Complete sub evaluations, comparisons of bids, scope review, and buyout analysis as requested by PM
      • Assist PM in the development, review, distribution, and execution follow-up of subcontracts
      • Develop a project submittal log within 15 days of a prime contract agreement execution
      • Manage said submittal log and ensure all material and/or equipment submittals are issued in accordance with the timelines as established in the project schedule

     

    • Operational Excellence – Plan effectively
      • Ensure contracts, insurance, and bonds are current and received before subcontractor performs any work on site. Follow up on collection of missing documents and escalate any issues to the PM
      • Prepare all project(s) meeting agendas and associated attachments as directed by the PM
      • Attend weekly project meetings, Owner and subcontractor, as requested by PM and keep detailed meeting minutes for publishing to all project teams
      • Draft, submit, and track all RFI’s and distribute to all team members as appropriate
      • Review project logs (RFI’s, Submittals, PCO’s) with Superintendent on a weekly basis
      • Pursue and monitor submittals and track deliveries of materials. Verify all submittal conformity to plans & specifications
      • Review all superintendent daily reports, weekly project pictures and safety documentation for completeness and include in project documentation. Inform PM of any deficiencies.
      • Collect and distribute coordination drawings from appropriate subcontractors. Review drawings with PM and Superintendent. Set up coordination meetings for PM/Superintendent to chair.
      • Collect subcontractor changes for review by the PM
      • Review project schedules with superintendent on a weekly basis and provide notes/updates to PM for review
      • Complete quantity take-offs as requested by PM
      • On an occasional/as-needed basis, assist superintendent with on-site coverage, and complete Daily Logs in Procore for those assisted coverage days

     

    • Pride in Our Workmanship – Finish well
      • Assist the project superintendent with the creation of project punch lists as needed
      • Work with the project superintendent to distribute all punch lists and the follow-up as necessary to ensure on-time completion of punch list work
      • Collect all required close out documents and warranty letters for certification
      • Assemble the close out documents and address non-compliant subcontractor directly for compliance

     

    • Relationship Management – Develop critical relationships
      • Maintain Owner relationships at the appropriate level reinforcing the Company’s commitment to continuously addressing their needs and interests
      • Work collaboratively with outside parties (I.e. the design team, etc.) to accomplish Owner goals
      • Demonstrate effective relationship building within the project team and throughout the Company. Keep field team members (i.e. Superintendent) informed and active in decision-making
      • Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors instilling this philosophy in project team at all times
