Project Manager - Construction directs day-to-day construction project management planning and execution processes to meet project design requirements, schedules, and organizational financial objectives. Manages governance of projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle. Being a Project Manager - Construction uses comprehensive knowledge of construction processes and operations to set project productivity and quality targets. Monitors all project milestones, changes, and technical status reports. Additionally, Project Manager - Construction manages strategic client and contractor relationships and establishes clear lines of communication. Responds to escalated project issues that may impede project delivery and coordinates solutions. Analyzes project metrics to identify weaknesses or problems and propose operational improvements and cost savings for future projects. Typically requires a bachelor's degree. Typically reports to a manager. The Project Manager - Construction supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Project Manager - Construction typically requires 3-5 years experience in the related area as an individual contributor.     RESPONSIBILITIES:

    • Comprehensive knowledge in quantity takeoffs, estimating and budgeting.
    • Contract negotiation.
    • Contract administration.
    • Ability to read and understand plans and specifications.
    • Pre-construction coordination.
    • Scheduling and monitoring subcontractors. Ensure the crew’s daily and weekly activities meet production goals.
    • Process day-to-day administrative items (i.e., RFI’s, submittals, shop drawings, procurement, quantity take-offs, etc.).
    • Compose and edit letters, memos, reports, and procedures.
      Identify potential problems, work interferences and schedule difficulties.
    • Anticipate manpower requirements and measure subcontractor performance.
    • Change management.
    • Oversight of concurrent remodel and maintenance projects.
    • Tracking time and material work.
    • Conducting owner/contractor/architect/engineer meetings on a regular basis.
    • Coordination with design team and consultants.
    • Client relations.
    • Financial forecasting.
    • Elimination of obstacles that prevent progress in the field.


    Experience:

    • High school degree or equivalent. Construction Management Degree or equivalent field experience preferred.
    • 10 years of experience in construction and/or business.
    • Familiarity with other construction trades and crafts.
    • Excellent Microsoft Office skills and an ability/desire to learn new software systems.
    • Strong leadership and supervisory skills.
    • Strong oral and written communication skills.
    • Must be courteous, professional, diplomatic, and highly motivated.
