National Special Projects Project Manager, Facilities Maintenance

Position Description
Special Projects Project Managers orchestrate commercial facility maintenance / construction projects from beginning to end, ensuring that projects are completed within time and budgetary constraints. An understanding of the construction business and the ability to work in a fast-paced environment are important to success. Project portfolio will include work all over the US, with most jobs being managed remotely. The position will also require some occasional travel (10-20%) for jobsite supervision and bid walks, in addition to office / computer work. Some after hours and weekend work is expected. Compensation for this role is a combination of base pay and commission for each project invoiced.
Our projects include scopes of work across all maintenance / construction trades, including abatement and remediation. Familiarity with procedures for mold / water / asbestos mitigation work will be important. Experience in commercial construction and/or facility maintenance is required. The successful candidate will have a strong work ethic and a demonstrated ability to learn new concepts quickly. Core competencies are problem solving, attention to detail, communication, and interpersonal skills. This is an office-based position requiring substantial phone and computer usage.
Responsibilities:
- Estimate and manage single- and multiple-scope / trade projects for commercial facilities maintenance and construction. Projects typically range from $10k-$1 mil in value
- Manage multiple projects concurrently (typically 35-50 in various stages of completion)
- Use company software tools and procedures to manage projects and keep notes
- Maintain written and verbal communication with internal and external customers throughout the project lifecycle
- Analyze building plans, photos, blueprints, specs, and other documentation to prepare time, cost, materials and labor estimates
- Work with permitting authorities as needed to ensure compliance with codes
- Build positive relationships with customers, subcontractors and co-workers.
- Negotiate contracts with external subcontractors to reach profitability expectations
- Ensure adherence to all permitting, health and safety standards and reporting any issues or concerns
- Protect company interests and assets (liability protection)
- Mentor other estimators and project managers
- Contribute as a member of a high-performance team
- Occasional after-hours and weekend work
Requirements:
- Minimum 3-5 years of experience estimating and / or managing construction and / or facility maintenance projects (commercial projects preferred).
- Understanding of procedures and guidelines for mold testing and remediation. Certification by IICRC for AMRT or WRT will be a plus.
- In-depth understanding of construction process, procedures, and materials
- Superior problem solving and critical thinking skills
- Interest and ability to learn new concepts and skills quickly
- Outstanding written and verbal communication and negotiation skills
- Excellent organizational and time-management skills
- Demonstrated high level of customer facing communication & customer service
- Fluency with MS Office (especially Excel), and comfort with substantial use of a computer
- Familiarity with on-line bidding tools
- Familiarity with or ability to learn construction/ project management / work order management software
- A team player with leadership abilities
- Ability to work with varying personalities
Job Type: Full-time
- Salary: combination of base pay and commission, averaging $80,000-110,000 per year. We have a performance-based culture and compensation system.
