Property Acquisitions Manager manages the research, analysis, and negotiating activities required to assess opportunities for acquiring additional locations, land, or buildings. Investigates potential property acquisitions or dispositions. Being a Property Acquisitions Manager performs or facilitates inspections and assessments of possible property acquisitions. Monitors market trends and competitor activities. Additionally, Property Acquisitions Manager structures and negotiates purchase or leasing agreements. Requires a bachelor's degree or equivalent. Typically reports to a head of a unit/department. The Property Acquisitions Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions.     Responsibilities

    • Provide excellent customer service to owner landlord clients
    • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process
    • Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards
    • Help create and organize marketing initiatives that generate excitement and new qualified leads/leases
    • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner
    • Research local rental rates and calculate costs so pricing is in line with current market conditions

    • Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes
    • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property
    • Prepares annual budget to help make sure financial objectives are met
    • Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards

    Qualifications

    • Must have minimum 1 year property management experience and be familiar with laws and processes
    • Must be self-sufficient and enjoy working independently
    • Must deliver excellent customer service and take pride in building raving fans
    • Must maintain excellent communication during normal business hours
    • Enjoys cultivating a rapport with clients and team members
    • Basic understanding of MS Office
    • Bilingual is bonus but not required
