Property Acquisitions Manager manages the research, analysis, and negotiating activities required to assess opportunities for acquiring additional locations, land, or buildings. Investigates potential property acquisitions or dispositions. Being a Property Acquisitions Manager performs or facilitates inspections and assessments of possible property acquisitions. Monitors market trends and competitor activities. Additionally, Property Acquisitions Manager structures and negotiates purchase or leasing agreements. Requires a bachelor's degree or equivalent. Typically reports to a head of a unit/department. The Property Acquisitions Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Acquisitions Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     We are looking for a strong, experienced property manager to manage the day-to-day operations of an apartment community in Ogden, UT. You will oversee site operations for a beautiful property with both project-based Section 8 and LIHTC. You can make a difference at this property.

    ***Offering a $1000 sign-on bonus to be paid out after the completion of our 90-day probationary period***

    Do you have:
    · At least 1 year full-time work-related experience including property management, administrative and customer service, Section 8, low-income tax credits, HOME fund, marketing, rent collections?

    · The ability to work with diverse clientele including senior individuals respectfully?
    · Supervisory experience?
    · A valid Driver’s License?
    · High attention to detail and willingness to learn new skills?

    · The ability to manage multiple priority situations simultaneously?

    · Working knowledge of Fair Housing Laws?

    · English language skills in order to communicate verbally and in writing?

    Can you:
    · Maintain occupancy and manage the waitlist per law and company policy?
    · Complete all tasks and communication within Fair Housing guidelines?
    · Maintain compliance with HUD and Low-Income Tax Credits regulations as trained including processing recertifications in a timely manner?
    · Address resident concerns in a timely professional manner? Document and report all issues to supervisor and management, as appropriate?
    · Manage the property business office in a neat, orderly and business-like manner at all times with regularly scheduled office hours per established procedures?

    · Oversee all work associated with the upkeep and maintenance of the complex?
    · Conduct property inspections, including move-in, housekeeping, move-out, make ready and grounds in order to assure adherence to established standards?

    · Build positive safe community environment?
    · Address residents who are not complying with the terms of the lease in appropriate and established parameters?
    · Resolve conflict and complaints among residents, if possible, in order to avoid grievances?
