Property Casualty Underwriting Director directs and oversees the property/casualty insurance underwriting program for individuals and/or groups. Ensures the quality and integrity of underwriting activities and processes. Being a Property Casualty Underwriting Director develops guidelines and procedures regarding risk exposure, application renewal, acceptance, modification, and denial. Manages staff of property/casualty underwriters at the organization. Additionally, Property Casualty Underwriting Director provides assistance to underwriters on more complex applications. Has extensive knowledge of the underwriting discipline. Requires a bachelor's degree. Typically requires certification as a Chartered Property Casualty Underwriter (CPCU). Typically reports to top management. The Property Casualty Underwriting Director manages a departmental sub-function within a broader departmental function. Creates functional strategies and specific objectives for the sub-function and develops budgets/policies/procedures to support the functional infrastructure. To be a Property Casualty Underwriting Director typically requires 5+ years of managerial experience.     GENERAL FUNCTION:

    Under the direction of the Executive Director, the Facilities Director has the responsibility for all aspects of facility and property management. This position is responsible for the general maintenance and operation of the Y property, facilities, and equipment, including appearance, cleanliness, preventative maintenance, and repair. The position supervises and oversees branch maintenance, janitorial/custodial, and grounds-keeping staff.

    Essential Functions:

    • Provides overall planning/coordination and “hands on” work of facility maintenance, janitorial/custodial, and grounds-keeping, including planning and developing preventative maintenance for facility assets and equipment.
    • Oversees and provides “hands on” work for the swimming pool maintenance, cleaning, pump operation, chemical system, and heat pumps (along with the assistance of the Aquatics Director).
    • Ensures the proper operation of all mechanical, electrical, and plumbing systems.
    • Performs maintenance and repairs to ensure facility and property remains in working order.
    • Oversees contractors that work on the facility grounds. May request and review bids and recommend selection of contractors.
    • Promptly responds to issues and alarms to ensure the safety and security of the property at all times.
    • Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
    • Assists in developing budgets that support the preventative and annual maintenance plans and monitors expenditures against budget. Develops cost-containment measures to reduce maintenance expenses.
    • Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Reviews and evaluates staff performance.
    • Upholds all regulatory guidelines for the branch facility, including safety and liability policies and
    • procedures.
    • Ensures that assigned vehicles (and other equipment) are maintained and operated in accordance with the policies and procedures of the YMCA.
    • Updates facility plans periodically. May develop annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.
    • Serves as an active member of the Branch Leadership Team.


    QUALIFICATIONS:

    Skills/Knowledge:

    • Position requires specialized competencies in the field of facility and property management involving mechanical systems and construction.
    • Must have a working and technical knowledge of basic mechanical, plumbing, electrical, carpentry, AC systems, and other repair and maintenance-related areas.
    • Must possess excellent communication and interpersonal skills and be able to perform as an active member on a team of directors.
    • Ability to supervise a diverse staff and ensure excellence in property services.
    • Be able to analyze and control income/expense budgets for building and properties.
    • Ability to lead contract and bid process for all building projects and must ensure that all Building, Health and Fire Department codes and regulations are met.
    • Must be able to respond to safety and emergency situations.

    Education/Training:

    • High school degree or equivalent preferred.
    • Valid Driver’s License required.
    • Clean Driver’s Abstract and Driver’s History Report required.
    • CPR, First Aid and AED certification required within 120 days of employment.
    • Degree in related field & Certified Pool Operator Certification preferred.

    Experience:

    • 2 years experience managing a large, complex operation preferred.
    • 2 years supervisory and administrative experience preferred.
    • Up-to-date licenses and certifications & knowledge for Fire/OSHA, Building and Health Department codes preferred.
