Property Casualty Underwriting Manager manages and oversees the property/casualty insurance underwriting program for individuals and/or groups, such as accident insurance, crime insurance, loss of property insurance etc. Implements guidelines and procedures regarding risk exposure, application renewal, acceptance, modification, and denial. Leads and trains the underwriters to ensure integrity of property and casualty underwriting activities and processes. Being a Property Casualty Underwriting Manager experienced in risk management and complex applications. Provides consultative support for large accounts. Additionally, Property Casualty Underwriting Manager requires a bachelor's degree. Typically requires certification as a Chartered Property Casualty Underwriter (CPCU). Typically reports to a head of a unit/department. The Property Casualty Underwriting Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Casualty Underwriting Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Responsible for seeing to it that available units / space is leased, that residents are retained, that net operating income meets or exceeds projections, that the property is effectively maintained within budget parameters, keep an elevated standard of professionalism in the work place. Ability to work with and do all items described for Assistant and Leasing Agent.


    AS ONSITE MANAGER & PROPERTY MANAGER

    MANAGE THE PROPERTY

    1. Insure that property records are accurately maintained (lease and general files)
    2. Complete all required reports in an accurate and timely manner.
    3. Inspect property regularly to insure that it is well maintained and has good curb appeal, and no hazard, or concerns are visible.
    4. Supervise outside contractors / employees working on the property.
    5. Maintain work orders on all maintenance requests and respond to those requests.
    6. Process purchase orders as goods and services are ordered.
    7. Insure that apartments are cleaned and made-ready after move-outs.
    8. Ensure RMO data is up to date and accurate.
    9. Care for the property as if it was your own.
    10. Attend after hour calls.
    11. Use data available to make decisions that will result in the success of property.
    12. Answer and attend any after hour emergency calls as needed.


    COLLECT SECURITY DEPOSITS AND RENTS

    1. Collect rents and institute proper procedures against delinquent accounts.
    2. Ensure all paperwork is sent on a timely manner.

    NTV forms by the 6th of the month

    Lease renewals by the 15th of the month.

    Credit card audit sent every Monday.

    Monthly mail outs being sent out by the 20th of the month.

    1. Initiate eviction procedures for those residents who fail to pay rent.
    2. Maintain accurate records of rent collections.
    3. Make daily bank deposits.
    4. Collect security deposits from residents and record date and time of collection.
    5. Calculate any escalation to be charged to residents or any other charges that are designated in the lease.
    6. Keep rent or utility delinquency to a minimum.
    7. Periodically audit lease files for accuracy.
    8. Keep copies of all deposit, and credit card purchases accurately.


    MAINTAIN HIGH LEVELS OF RESIDENT SATISFACTION

    1. Regularly seek to understand and anticipate what residents need.
    2. Insure resident happiness
    3. Maintain resident complaints to a minimum
    4. Maintain a 90% renewal rate.
    5. Inspect property two-three times per week including periodic visits to all residents.
    6. Assist new residents moving in by notifying them of community procedures, parking, hours, night access, mail, etc.
    7. Ensure that residents are provided with clean, safe and well maintained home.


    MARKETING AND LEASING

    1. Market the property and build traffic.
    2. Maintain desired occupancy to reflect in Profit and Loss Budget statement. (Above 95%).
    3. Sell or help sell the property to prospective residents.
    4. Negotiate new leases and renewals per specifications of the property owner and district manager.
    5. Coordinate with office staff on the property’s marketing strategy.
    6. Maintain a surplus of available units by working with the make ready staff.


    SUPERVISE AND BUILD AN EFFECTIVE TEAM

    1. Recruit and help hire an effective staff.
    2. Insure that staff is trained and is following all company policies and procedures.
    3. Clarify expectations and establish goals for staff.
    4. Evaluate staff performance and give feedback regularly.
    5. Recognize superior performance and correct inferior performance.
    6. Achieve cooperation among staff and other departments while building trust and loyalty to the company.
    7. Work towards developing staff for upward mobility within the company.
    8. Collect approve and forward time sheets on time each pay period.

    BUDGET AND FINANCES

    1. Forecast needs for fiscal year and develop budget based on these needs.
    2. Obtain supervisor’s approval on final budget and any subsequent changes to budget.
    3. Reconcile bank accounts if assigned.
    4. Implement budget keeping expenses within budgeted guidelines.
    5. Review, approve and process all applicable purchases and purchases order.
    6. Impute RMO Bills accurately.
    7. Maintain employee’s time sheet up to date.
