Property Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Property Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Property Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Property Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required. Responsibilities:
- LIHTC Section 42 experience a plus
- Oversee the management and maintenance of the property
- Develop and maintain positive relationships with property owners, tenants, and vendors
- Handle tenant inquiries, complaints, and requests in a timely and professional manner
- Coordinate property showings and lease signings
- Conduct regular property inspections to ensure compliance with lease agreements and identify maintenance needs
- Coordinate and oversee property maintenance and repairs, including scheduling contractors and obtaining bids
- Maintain accurate records and files related to property management activities
Skills:
- Strong communication skills, both written and verbal
- Excellent customer service skills with a focus on tenant satisfaction
- Proficiency in using computer software programs such as Microsoft Office Suite
- Experience with Computerized Maintenance Management Systems (CMMS) preferred
- Attention to detail and strong organizational skills
- Ability to multitask and prioritize tasks effectively
- Knowledge of property management principles and practices
- Ability to handle confidential information with discretion
