Property Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Property Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Property Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Property Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Job Responsibilities:
    · Prepare detailed accurate estimates for materials, labor, and equipment according to Client’s scope of work
    · Conduct meetings with sub-contractors to determine timeline, permits needed and set expectations
    · Prepare project bid status reports to ensure compliance with all specifications and contract statements of work and bid invitations.
    · Provide management and support to sub-contractors to keep the job moving and ensure timelines are being met.
    · Walk open jobs on a weekly basis, provide updates to corporate office staff and clients
    · Identify challenges, problems and client concerns and provide solutions.
    Job Requirements:
    · High School diploma or equivalent
    · Minimum 2-5 years construction management experience
    · Thorough knowledge of general construction and estimating
    · Ability to work in a fast-paced environment running multiple jobs that are in different phases of construction at once.
    · Knowledge of local and state building codes and permit requirements
    · Ability to read, understand and organize construction plans and specifications
    · Must be computer literate with basic to advanced knowledge in Microsoft office as well as the ability to learn new cloud base software.
    · Excellent communication skills and strong attention to detail is crucial
    · Valid Driver’s License and ability to pass criminal background check and drug test
